We are seeking an experienced Client-Side Capital Project Manager to join an established estates and capital projects function on an interim basis. This is an excellent opportunity for an experienced project professional to take day-to-day responsibility for a defined portfolio of live, multi-million-pound capital projects, helping to maintain momentum and ensure projects are delivered effectively across programme, cost, risk and quality.
The Role
You will take ownership of the day-to-day delivery of a portfolio of capital projects, coordinating professional teams and contractors and ensuring that key actions, decisions and project milestones continue to progress. This is a client-side project management position rather than a site management role. Main Contractors will be responsible for site delivery, supported by established professional teams including Employer's Agents, Quantity Surveyors, Principal Designers, architects, engineers and other specialist consultants. The successful candidate will be expected to become effective quickly, understand the status of live projects and proactively identify and resolve issues before they impact delivery.
Key Responsibilities
- Take day-to-day client-side responsibility for an agreed portfolio of capital projects.
- Drive project programmes and maintain momentum across consultant and contractor teams.
- Coordinate architects, engineers, Employer's Agents, Quantity Surveyors, Principal Designers and other specialist consultants.
- Manage contractors from the client's perspective.
- Monitor project budgets, forecasts, commitments and change alongside the appointed Quantity Surveyor and Employer's Agent.
- Maintain project programmes, risk registers, action trackers and appropriate project controls.
- Chair and attend project, design, progress and stakeholder meetings as required.
- Ensure actions, decisions and approvals are progressed in a timely manner.
- Coordinate internal stakeholders and user groups.
- Identify and elevate programme, cost, risk and delivery issues at an early stage.
- Track planning, building control, statutory approvals and other project dependencies through the relevant professional teams.
- Support commissioning, handover, completion and project close-out.
- Provide concise and accurate project reporting to senior estates management.
Project Environment
The successful candidate will join a substantial and varied capital programme comprising major refurbishment, redevelopment, new-build, infrastructure and estate improvement projects. The portfolio includes projects involving:
- Major refurbishment and adaptation
- New-build development
- Residential development
- Specialist performance and public-facing facilities
- Learning and working environments
- Building services and infrastructure
- Energy and estate improvement schemes
The precise project allocation will be determined according to experience and programme requirements.
Procurement & Contractual Experience
Experience of two-stage construction procurement would be particularly advantageous, including practical understanding of:
- Pre-Construction Services Agreements (PCSA)
- Contractor involvement during design development
- RIBA Stages 3 and 4
- Package procurement and development of the Contract Sum
- Programme and risk management during pre-construction
- Transition from PCSA into the main works contract
A working knowledge of JCT Design and Build contracts is also desirable.
About You
We are looking for an experienced and pragmatic project professional who can quickly take ownership of live projects and operate confidently within an established client-side environment. You will ideally have:
- Significant experience managing capital construction or refurbishment projects.
- Experience delivering multi-million-pound projects.
- Strong client-side project management experience.
- Experience of two-stage procurement and/or PCSA arrangements.
- Working knowledge of JCT Design and Build contracts.
- Experience coordinating multidisciplinary professional teams.
- Strong programme, cost, risk and change management skills.
- Experience within a complex public-sector, education, healthcare, property or corporate estates environment would be advantageous.
- Relevant professional qualifications or memberships such as APM, RICS, CIOB, RIBA or an appropriate engineering discipline would be advantageous.
Working Arrangements
The role is based in Wrexham with hybrid working arrangements. There is no fixed pattern of days required on site; attendance will vary according to project requirements, meetings and the stage of individual projects. Regular presence on site will be required given the nature of the capital programme, alongside the opportunity to work remotely where appropriate.
