Bristol City Council is seeking an experienced Disrepair Surveyor to manage Housing Condition (Disrepair) Claims in partnership with Legal Services. The role focuses on investigating claims thoroughly, overseeing remedial works, and resolving cases efficiently to minimise litigation while meeting tenant expectations and maintaining legal compliance.
Key Responsibilities
- Manage disrepair complaints received as legal claims, working closely with Bristol City Council Legal Services.
- Carry out detailed property inspections and diagnose defects relating to housing condition claims.
- Coordinate, monitor, and oversee remedial works delivered by trade teams and external contractors from start to completion.
- Ensure works are completed to a high standard, on time, and within budget.
- Maintain clear and professional communication with tenants, managing expectations throughout each case.
- Produce detailed written reports for each disrepair case.
- Champion the customer experience to achieve high levels of tenant satisfaction.
- Resolve claims using Bristol City Council's Internal Complaints Procedure and relevant legal frameworks.
- Act as a professional witness on allocated disrepair claims.
- Work with the Disrepair Manager/Supervisor to agree compensation levels and determine legal strategy, including challenging claims where appropriate.
Skills & Experience Required
- Proven experience as a Disrepair Surveyor or similar role within social housing or local authority settings.
- Strong knowledge of housing disrepair claims and legal processes.
- Experience acting as a professional or expert witness is highly desirable.
- Ability to manage multiple cases and priorities effectively.
- Excellent written and verbal communication skills.
- Strong understanding of customer-focused service delivery within a legal framework.
