Overview of the Role
A Damp and Mould Surveyor works within the repairs and planned works team, specialising in identifying, assessing and resolving damp, mould and condensation issues across housing stock. The role is key to delivering safe, healthy living conditions and excellent customer service.
- Works across occupied and void properties to assess damp and mould issues
- Delivers inspections, diagnostics, and remedial recommendations for damp and mould
- Ensures a customer-focused service when dealing with damp and mould cases
- Supports the delivery of safe, compliant and habitable homes
Key Responsibilities
Damp and Mould Inspections & Maintenance
- Carry out a range of inspections and maintenance tasks relating to:
- Damp penetration and rising damp
- Mould growth and condensation issues
- Associated repairs including plumbing, joinery and ventilation
- Building defects contributing to damp and mould (e.g. roofing, groundworks, drainage)
- Complete both reactive and planned inspections focused on damp and mould cases
- Diagnose root causes of damp and mould issues and recommend effective solutions
Damp and Mould Remedial Works & Improvements
- Specify and oversee remedial works to resolve damp and mould, including:
- Improving ventilation systems
- Repairing leaks, insulation issues, or structural defects
- Coordinating associated works (joinery, plastering, roofing, groundwork)
- Ensure damp and mould issues are permanently resolved to a high standard
- Take a "right first time" approach to prevent repeat cases
Customer Service (Damp and Mould Cases)
- Communicate clearly with tenants regarding damp and mould findings and solutions
- Provide advice on prevention (e.g. condensation management, ventilation use)
- Deliver a professional and empathetic service when handling damp and mould complaints
- Ensure high levels of customer satisfaction throughout the process
Health & Safety and Compliance
- Ensure all damp and mould work complies with housing standards and current legislation
- Adhere to health and safety procedures when inspecting and managing damp environments
- Ensure properties meet requirements relating to safe and habitable living conditions
Teamwork & Case Management
- Work both independently and as part of a wider maintenance and surveying team
- Collaborate with repairs teams, contractors, and housing officers on damp and mould cases
- Contribute to efficient case management of damp and mould reports and workloads
- Participate in out of hours response where severe damp or mould issues arise
Skills & Experience Required
- Experience in diagnosing and resolving damp, mould and condensation issues within housing
- Background in social housing, construction, or property maintenance
- Strong multi-trade knowledge (plumbing, joinery, plastering, roofing, groundwork) to address damp causes
- Ability to identify root causes and implement long-term solutions for damp and mould
- Strong communication and customer service skills, particularly in sensitive cases
