An excellent opportunity has arisen for a Pre-Construction Project Manager to join our Property Services Midlands team based in the Birmingham office. The main purpose of the role is to lead a project from initial identification/engagement to financial close, through all pre-construction process gateways.

What you'll do:
- Work with customers and end users to understand their business needs, develop their brief, timelines and approval gateways.
- Identify and lead in management of the project stakeholders.
- Identify and engage designers and key supply chain partners input needed for each project and work with the project team to agree terms of appointment.
- Ensure that the cost plan reflects the brief/drivers, check and reinforce the budget and communicate it to the team.
- Achieve delivery within the customers budget.
- Deliver all necessary and regular internal and external updates, and gateway reports, in line with the Seddon Management System and Pre-construction Gateways processes.
- Lead and manage each project Risk/Opportunities Register with the wider project team including regular and gateway updates.
- Ensure that the resource levels are maintained to protect the profitability of the Pre-Contract period, including liaising with the project QS to maintain accurate reporting of the costs and value.
- Effectively manage and communicate internal and consultant project teams.
- Coordinate documentation as required by the customer or framework.
- Ensure adhesion of the team as a clear and effective working unit, working closely with operations and commercial teams, working closely with the wider business where required.
- Lead with knowledge development and sharing lessons learnt among the team to upskill team members to facilitate continuous improvement.
- Ensure the team is engaging with supply chain to gain commitment and best solutions.
- Work with the customers advisors and professionals to build relationships and provide consistent advice and communications.
- Promote honest, open and transparent communications ensuring the client is kept informed of anything relevant and avoiding shocks.
- Develop and maintain customer and framework relationships to support a strong pipeline of work for the business.
- Coordinate statutory requirements, ensuring Utilities, Governing bodies including planning and Building Control are managed to allow Start on site on time.
- Develop strategies/problem solve issues which become apparent to ensure project KPI delivery.
- Coordinate the process of Decision to Proceed Meeting ensuring the presentation achieves the desired outcome of project commencement.
- Escalate serious issues in good time to senior managers to assist in problems for resolution within agreeable timescales.
