The Opportunity

SearchTech is working with a Leading Roofing & Infrastructure Contractor that is experiencing significant growth and working with some of the most respected names in the UK construction sector, including major Main Contractors. The business operates across a diverse range of sectors including Commercial, Leisure, Industrial, Education, Retail and Public Sector, with a growing project portfolio and an expanding client base. Due to continued growth, we are looking to appoint an experienced Commercial Manager / Quantity Surveyor with a background in Construction, Building Envelope or Roofing to take ownership of the commercial function across a portfolio of live projects. This is a senior position within the business, offering significant autonomy and responsibility. The successful candidate will have full commercial responsibility for a portfolio of contracts from pre-construction through to final account, alongside developing and maintaining strong relationships with Main Contractors and key clients.

Key Responsibilities

  • Take full commercial ownership of allocated projects, including cost control, valuations, variations and final accounts.
  • Prepare, submit and negotiate interim payment applications and variations.
  • Manage subcontractor procurement, orders and payments in accordance with contract terms.
  • Review contract documentation and identify commercial risks, opportunities and contractual obligations.
  • Produce accurate cost/value reconciliations and provide clear reporting on project performance and profitability.
  • Support the Estimating team with pricing, programme and commercial input during tendering and pre-construction.
  • Attend client and Main Contractor meetings as the commercial lead.
  • Work closely with Contracts Managers and Site Managers to ensure strong commercial and operational alignment.
  • Manage project cash flow, retentions and final account settlements.
  • Maintain accurate commercial records, reporting and contractual documentation.
  • Identify opportunities to improve project margins and commercial performance.
  • Ensure contractual notices, variations and commercial entitlements are properly identified and managed.
  • Build and maintain strong relationships with Main Contractors, clients, subcontractors and suppliers.

Candidate Requirements

  • Proven experience as a Commercial Manager, Quantity Surveyor or Senior Quantity Surveyor within Construction, Building Envelope, Roofing or a closely related specialist contracting environment.
  • A degree or equivalent qualification in Quantity Surveying, Construction Management or a related discipline.
  • RICS membership or working towards membership would be desirable.
  • Strong understanding of JCT and NEC forms of contract.
  • Good knowledge of contract law, commercial risk management and contractual obligations.
  • Proven experience managing subcontractor accounts, valuations, variations and final accounts.
  • Strong Main Contractor relationship management experience.
  • Excellent commercial awareness with the ability to identify risks and opportunities.
  • Highly organised and detail-focused, with the ability to manage multiple live projects simultaneously.
  • Strong Excel and Microsoft Office skills.
  • Experience using commercial/cost management software.
  • Excellent written and verbal communication skills.
  • A commercially driven approach combined with strong relationship-building skills.
