Lettings Negotiator Salary: £24,687.52 + OTE £2,500 Bonus Location: Manchester City Centre Hours: Mon- Fri (9am-5:30pm) + 1 in every 4 Saturday's Full-time, Permanent Role Do you want to work for a well-established estate agency with a brilliant reputation? Do you want to be a part of a successful and thriving team. Our client are looking for individuals with a passion for property to join their team as a Lettings Negotiator. The successful candidate will have excellent communication and interpersonal skills, with a strong knowledge of the property industry. The key Responsibilities of the Lettings Negotiator: Customer Service and Relationship Building * Provide exceptional customer service to clients. * Foster strong relationships with colleagues and customers. * Conduct property viewings and provide detailed information on features, amenities, and rental terms. * Build and maintain relationships with landlords, understanding their needs and preferences. * Source and assess suitable rental properties for prospective tenants. Tenant Management * Screen prospective tenants by conducting background checks and verifying references. * Facilitate negotiations between landlords and tenants. * Assist tenants with the application process, including paperwork and documentation. Sales Target Achievement * Achieve sales targets by managing leads, conducting viewings, and closing deals. * Support team members in achieving targets. * Sell appropriate insurances to landlords and tenants. Administrative Duties * Handle general enquiries face-to-face, via telephone, and through administrative tasks. * Complete checklists accurately and within set timelines. * Register applicants onto the mailing list and maintain the applicant database. * Manage daily tasks such as viewing callbacks, move-in paperwork, and updates on applications. * Download overnight voicemails and update landlords on relevant information. Lettings Process Management * Process rental applications, including referencing and informing relevant parties of updates. * Ensure all files are correct for check-in 24 hours prior and conduct check-ins as required. * Organise, book, and confirm viewings, valuations, and check-ins into the diary. * Deal with website and Rightmove enquiries promptly and efficiently. The key Requirements of the Lettings Negotiator: * Excellent communication and interpersonal skills * Ability to work well in a team environment * Strong organisational and time management skills * Knowledge of property management processes and regulations * Flexibility to work out of the office when necessary * NFoPP Technical Award (desirable) * Preferably a Degree or Equivalent * Customer Service Experience (desirable) * IT Skills eg proficiency in property management software, CRM systems, and Microsoft Office suite (desirable) * Clean driving Licence If you are interested in the role, or would like to know more, please apply to the role, or call the Business Support team at Search, Manchester, for more information.
