Sea Change Sussex are seeking a new commercially focused and dynamic Property Director to join the company. Sea Change Sussex is a not-for-profit economic development company focused on supporting economic growth across the county of East Sussex. We're working to expand the area’s economy and generate jobs by attracting successful employers and enabling local firms to grow.

Our core focus is on developing a portfolio of prestigious commercial property - offices, business parks and sites for businesses from small firms to big corporations, with many premises available on highly flexible terms. The role is being offered with a flexible hybrid working environment, with an expectation to have a physical presence at our head office based in St Leonard's, Hastings at least once a week.

The Role

As Property Director you will undertake a proactive role within a property based business - leading on a broad base of activities, working closely with our Development Director and New Business Director to ensure key objectives are achieved and preparing board reports for approval where required. The role will encompass several key areas of responsibility, including:

  • Commercial Sales and Lettings: managing and overseeing commercial lettings and sales of our business space portfolio and developed land from marketing through to completion. This includes instructing, managing and liaising with property agents and solicitors, ensuring a maximum return is achieved.
  • Property Management: management of property service charge, overseeing rental income and working closely with our Facilities Manager and on-site staff in relation to building maintenance, statutory compliance, and day-to-day building issues. Oversight in re-tendering contracts for services such as PPM, cleaning, and security.
  • Landlord and Tenant: managing day to day leasing along with a transition of our property portfolio on to Green Leases and management over the coming years of the property portfolios compliance with MEES regulations, regular lease renewals, rent reviews and the resolution of tenant disputes.
  • Support to the Development Team: providing support to our Development Director and New Business Director with property development and planning issues across a variety of strategic land and development projects.
  • Collaborative Teamwork: working closely with our existing Facilities Manager, Finance Director, Development Director and New Business Director to maximise the potential of our existing property portfolio and identify opportunities for expansion.

What you will need:

  • MRICS qualified, with significant post-qualification experience.
  • Strong commercial property experience, with a foundation in landlord and tenant matters, sales, lettings, development land.
  • Preferably have experience of working within a client-side property environment.
  • Able to manage workloads independently and support delivery of business plans, asset strategies and development projects.
  • Experience of flexible workspace management would be advantageous.
  • Excellent stakeholder management, board reporting, commercial acumen, numeracy and written communication skills.
