We are seeking an experienced Property Manager to take ownership of a multi-site care home portfolio across the South Coast and Hampshire. This is a key Property Manager role, ideal for someone with strong multi-site or portfolio experience who can confidently manage compliance, maintenance, and asset performance across multiple locations.
As a Property Manager, you will ensure our care homes are safe, compliant, well maintained, and continuously improving for residents, staff, and visitors. This role covers Hampshire and West Sussex, and requires occasional travel between sites. The successful Property Manager will be confident working independently, prioritising workload effectively, and managing multiple stakeholders.

Key Responsibilities- Manage a multi-site care home property portfolio
- Deliver planned preventative maintenance (PPM) programmes
- Oversee refurbishment and property improvement projects
- Ensure compliance with health & safety and statutory regulations
- Carry out site inspections, audits, and risk assessments
- Manage contractors, suppliers, and service contracts
- Control and monitor property-related budgets and spend
- Maintain accurate compliance and maintenance records
- Support property onboarding and estate development projects
- Proven experience as a Property Manager or in multi-site property management
- Strong knowledge of building maintenance, compliance, and health & safety
- Experience managing contractors and external suppliers
- Excellent organisational and problem-solving skills
- Ability to work independently across multiple sites
- Strong communication and stakeholder management skills
- Full UK driving licence and access to a vehicle (essential)
CIOB, RICS, IWFM, NEBOSH, ARLA, TPI or equivalent
