The Role:
The Scotsman Group is opening its first Student Accommodation property in St Andrews consisting of high-end studios and apartments.The ethos of Space Student accommodation is to provide a seamless student experience that delivers what our students need, when they need it within their home and our shared community to enable them to thrive.
The General Manager role responsibility of managing Space Student Accommodation, specifically relating to business growth and profit achievement, whilst ensuring the business sustains a competitive edge and exceeds customer expectations.To ensure that in all activities there is a focus on full compliance with statutory obligations and Company requirements. The approach should be one of leadership and passion for the product – delivering excellence through positive people management.
Role Responsibilities:
- Achieve sales target of 100% occupancy
- Promote and deliver sales initiatives.
- Analyse sales reports to identify trends and opportunities for growth.
- Deliver training with onsite teams to ensure they know the property room @types and rental values and to enable them to facilitate viewings and completion of sales.
- Set, manage and deliver a short term let summer business in line with the business strategy.
- Deliver within budget the forecasted revenue and manage costs within the set budget thereby delivering the agreed profit margin.
- Manage all student debt in line with debt management policy, identify failed transactions and report monthly to wider business.
- Continuously train, coach and mentor the team and carry out regular performance reviews.
- Ensure communication with the wider team on KPIs to include but not limited to, Health & Safety compliance, debt management, sales targets, and student satisfaction survey results. Lead the team to create action plans addressing any area that is not performing at the level expected or desired.
- Ensure all teams are compliant with and follow all H&S policies and procedures.
- Manage the student cycle to ensure customer satisfaction. This will include Check in and out, inspections, summer turnaround, tenancy management, student welfare and the facilitation of the resident life program.
The Person:
The ideal candidate will have:
- Previous experience of managing and developing the operations within Student accommodation.
- Dynamic manager who is enthusiastic and passionate.
- Can demonstrate excellent leadership skills to communicate and develop team at all levels.
- First class customer service and communication skills.
- Highly organised and self-motivated individual.
