The Opportunity

We are seeking an experienced and driven Operations Manager to take full accountability for the performance of the building across the academic year and the summer period. This role combines operational leadership, financial oversight, team development, and commercial delivery. The Operations Manager is responsible for the overall success of the property. You will oversee compliance, resident satisfaction, sales performance and financial results, while ensuring the building is presented and operated to an outstanding standard at all times. You will work closely alongside the Sales Manager and the restaurant General Manager to ensure alignment across short term let performance, resident experience and commercial delivery. A key part of the role is leading and delivering the summer short term let strategy. This includes ownership of guest experience, staffing structure, and profitability during the non-academic trading period. You will ensure a smooth operational transition between student tenancies and summer guests, maximising revenue while protecting asset standards.

Core Responsibilities

  • Overall responsibility for safe and compliant operation of the building
  • Leadership and development of the onsite team, setting clear expectations and performance standards
  • Recruitment, training and ongoing coaching of team members
  • Financial management including budgeting, forecasting and cost control
  • Monitoring and improving sales performance, enquiry management, and local outreach
  • Oversight of rent collection and arrears processes
  • Handling resident welfare matters and complex behavioural issues with professionalism and care
  • Planning and delivering a strong calendar of engagement initiatives
  • Full management and operational execution of the summer short term let business
  • Maintaining strong local relationships to enhance brand presence and commercial opportunity

About You

You are an accountable and commercially minded operator who takes pride in high standards and visible leadership. You are confident in making decisions, setting direction and holding others to account.

Experience And Attributes

  • Experience managing a residential, hospitality or accommodation based operation
  • Strong financial awareness with experience managing budgets and delivering against target
