Lead Asset Manager - Maternity Cover

Who we’re looking for

Schroders Capital Real Estate is seeking an experienced London retail or mixed-use focused asset manager to provide 12 months maternity cover. The individual will work across multiple UK real estate funds, based in our London office and be responsible for developing business plans and implementing asset management initiatives including major refurbishment projects.

What you’ll do

  • Directly responsible for a significant portfolio of London assets - the main one being a major, large, luxury block in West London. The asset consists of retail, residential, office and long leased hotel.
  • Asset management responsibilities will include strategy and business plan development and production, followed by its implementation and the tracking of performance.
  • Regular reporting on a minimum quarterly basis to clients and banks.
  • Take responsibility for initiating, managing and delivering value enhancing, reconfiguration, development and refurbishment initiatives to maximise asset performance and improve sustainability credentials.
  • Overseeing the leasing of vacant space, progressing rent reviews and lease renewals, as well as all property management functions (commercial and residential) across your portfolio.
  • Ensure close management and oversight of London Luxury Residential tenants, managing disputes and complaints as required in close liaison with both property managers and client.
  • Developing strategies to drive NOI and ensuring FF & F are suitable for the target market.
  • Be responsible for building strong relationships with external consultants including letting agents, planners, development managers, local stakeholders, neighbouring owners and all occupiers.
  • Work with a variety of consultants/stakeholders on a number of public realm projects across the area and look for further opportunities for public/customer engagement.
  • Oversight of the marketing and brand strategy for the major asset - working with the client and external consultants to develop the approach to placemaking, PR, marketing and social media.
  • Be confident and clear in conveying recommendations and rationale for asset proposals, and able to report portfolio initiatives along with the fund manager to both the Schroder Real Estate investment committee and external clients.
  • You will be supported by an asset manager, working more broadly with a fund analyst and fund manager.
  • Support Schroder's "Real Estate with Impact" approach to sustainable investing, that seeks to promote a fair, environmentally and socially conscious low-carbon transition, that also supports social, as well as economic and physical resilience, and ultimately sustainable communities and economies.

The knowledge, experience and qualifications you need

  • Substantial asset management experience - RICS or equivalent qualification.
  • Strong knowledge of the real estate markets and specific expertise in luxury and London retail sectors. Additional experience with high-end residential would also be beneficial.
  • Confident in taking ownership of works projects as well as day-to-day asset management, looking to drive and track NOI across the assets.
  • Track record in identifying scope for value enhancing opportunities, refurbishments and letting strategies, as well as overseeing the management functions.
  • Ability to present analysis, outputs and rationale in a clear, concise manner - strong verbal and written communication skills.
  • Dealing with client representatives at all levels and being able to adjust your style to suit situations.
  • Confident in taking ownership of your objectives and efficiently managing your time to meet competing and demanding deadlines.
  • Proven decision-making skills.
  • Ability to lead a team of external consultants and previously developed strong relationships with occupiers, industry peers and advisors.
  • Understanding of the drivers of performance and value creation in property.
