Location: Scape London
Hours: 40 hours per week. Your normal working hours will be on a shift basis to cover the hours of 07:00 and 20:00 Monday to Sunday each week. You will also be part of an on-call rota which will include evenings and weekends.
As a Maintenance Manager, your main responsibilities would be:
- Carry out reactive and preventative maintenance work (carpentry, basic plumbing, basic electrical, decorating, kitchen and bathroom maintenance and more)
- Identifying, reporting and managing the completion of building defects.
- Carry out fault finding and leak investigations.
- Carry out repairs and/or additional work arising from examinations and investigations.
- Performance management of the team, including recruitment, training, development, and daily supervision to maximise efficient & productivity.
- Monitor the completion of tasks and ensure good performance & record keeping.
- Adhere to periodic checks to ensure smooth operation of site.
- Manage contractors on site to ensure they meet company requirements.
- Ensure all work carried out is done so within the H&S requirements.
- Ordering and pricing up any materials/stock, following company procedures.
- Overseeing staff shifts, staff performance and ensure training records are up to date.
- Maintain COSSH data sheets for hazardous material.
- Liaising with residents regarding maintenance issues via the Maintenance App.
- Identify and recommend improvements where required.
- Prepare budgets and forecasts for assigned activities and staffing.
- Identify key areas for improvement, cost reduction and improved overall efficiency within all aspect of the building.
- To undertake any mandatory training relevant to your position
Your key attributes and skills are:
- Previous experience in a similar role.
- Strong knowledge of building maintenance and repairs
- Awareness of Building Management Systems
- Awareness of Computer aided Facilities management systems
- Experience in Plant room inspections
- Familiarity with Service Level Agreement concepts
- Customer focused approach
- Excellent inter-personal skills
- Confident & mature outlook
- Effective oral and written communication skills
- Ability to work under pressure
- Ability to manage own workload
- Ability to work autonomously
- IOSH, NEBOSH, IWFM accreditation an advantage
