Hours: Full-time, Monday to Friday, 35 hours per week

We’re looking for an experienced officer who can bring a range of skills, experience and energy to addressing persistent and complex cases of damp and mould within SBHA homes.

As our Neighbourhood Property Officer (Damp & Mould) you’ll have a background in property, construction or housing with a knowledge of damp and mould pathology and a sound understanding of the relevant legislation.

You will have a compassionate approach with experience of safeguarding vulnerable Tenants and the ability to work collaboratively across SBHA teams to bring about positive solutions for Tenants. Main Responsibilities

  • Lead, manage and resolve the Association’s most complex damp and mould cases as assessed in line with the risk assessment framework, diagnosing issues, instructing works, performing pre-inspections and coordinating closely with SBHA teams and approved contractors to ensure timely completion of works in line with service standard and within budget.
  • Provide clear and concise communication to tenants regarding the nature of the issues and the steps/timescales required to resolve them.
  • Liaise effectively with approved contractors and SBHA teams to minimise costs and optimise service efficiency.
  • Oversight of remedial work carried out by approved contractors, ensuring they meet industry standards and are completed effectively.
  • Coordinate decants for households that require alternative accommodation due to intrusive works required to address damp and mould.
  • Refer Tenants to SBHA’s Support Services team where specialise intervention is required in relation to income maximisation, budgeting, fuel debt etc.
  • Respond to customer complaints in a transparent, efficient and effective way, in line with the Association’s Complaint Handling Policy and Procedure.
  • Contribute to ensure compliance with all regulatory, statutory and other relevant legislative requirements while always ensuring services and works are undertaken in accordance with Health and Safety legislation.
  • Participate in the Out of Hours Standby Rota as required.

Experience, Skills and Knowledge Required

  • HND/C or equivalent in Building (or equivalent discipline) or able to demonstrate equivalent through experience or willing to undertake qualification within 3 years.
  • Evidence of Continuing Professional Development.
  • 5 years’ experience in a Construction, Housing or Property Environment.
  • Experience of carrying out property and estate inspections and specifying works using SORs.
  • Experience of contract supervision, monitoring and quality control.
  • Planning and control of expenditure in line with budgets.
  • Strong understanding of building construction, damp and mould pathology and relevant legislation.
  • Proficiency in using diagnostic tools and techniques to assess dampness and mould.
  • Able to manage works from inception to completion including coordinating with contractors and ensuring timely completion of works.
  • Computer literate (Word, Excel, Outlook) with a commitment to maximising the use of technology.
  • Possession of a full UK driving license and access to own transport.
