Overview

Warwick Court is a 170,000sqft Grade A building owned by Mitsubishi Estates Limited. The main purpose of the role is to manage all aspects of the day-to-day running and maintenance of the property or properties under your control, ensuring the immediate supervision of staff (if appropriate) and contractors, and maintaining required standards at all times. The role will also require working with the wider Estate Team to deliver best-in-class customer experience for the client and customers, focusing on delivering our RISE strategy, aligned to the client ESG requirements, and utilising an Occupier App and Smart Building technology.

Key Responsibilities

  • Use Savills Compass, the building portal, and other internal systems to ensure tasks and reporting responsibilities are fulfilled.
  • Ensure that high standards of property presentation are achieved and maintained at all times.
  • Analyse, audit, and propose improvements to existing property management systems to achieve best value.
  • Evaluate existing contractual relationships to ensure occupiers receive best value.
  • Create and maintain effective working relationships with service partners.
  • Lead and maintain a professional understanding and close working relationship with occupier representatives, encouraging frequent communication on relevant issues.
  • Understand clients’ objectives and assist in creating property management plans to support those objectives.
  • Implement best practices while ensuring compliance with safe working practices.
  • Produce and manage the annual service charge budget with the property accounts team and surveyor, adhering to published timetables.
  • Establish and develop close working relationships with occupier representatives to manage satisfaction and confidence in Savills service delivery.
  • Pro-actively procure contracted property management services, ensuring requisite standards are upheld through regular monitoring and direct liaison with service partners.
  • Employ principles of SMR’s fabric and asset management initiatives.
  • Work with asset management and surveying colleagues to deliver wider services to clients in a cost-effective manner.
  • Collaborate with clients to create and deliver on collective ESG/CSR ambitions.
  • Develop a link between the building and Paternoster Square.

Safety & Security

  • Responsible for Health & Safety, emergency procedures, and safe working practices, ensuring a safe environment for occupiers, visitors, and staff.
  • Act as the Responsible Person and Senior Fire Warden in emergencies.
  • Liaise with occupiers, Local Authority, Police, and emergency services to ensure emergency response plans are up to date.
  • Deliver Savills and clients' ESG ambitions and policies.
  • Ensure all relevant SMR procedures are compliant and up to date.

Promotions/Public Relations

  • Ensure all activities are conducted with care for the health and safety of staff and customers.
  • Identify and review staff training, development, and welfare requirements in accordance with company policies.
  • Manage and liaise with all management technical and administration staff on strategic and operational issues.
  • Adhere to quality assurance requirements and operational standards.

Skills, Knowledge And Experience

Essentials

  • Self-motivated, able to work on own initiative.
  • Excellent managerial and inter-personal skills with a proven track record in managing change.
  • Extensive experience in managing budgets and a strong commitment to customer service.
  • Prior experience in managing multi-let commercial property.
  • Experience in supervising service partners.
  • Good understanding of property management.
  • Effective people management skills – recruitment and development.
  • Excellent communication skills.
  • Comprehensive knowledge of legislative health & safety requirements.
  • Good time management skills to respond to client/contract deadlines.

Desirable

  • Ability to use a full range of Microsoft applications including Word, Excel, PowerPoint, Outlook.
  • Experience of direct liaison with Police, Fire, and Government Enforcement offices.

Working Hours

FTC maternity cover, Monday to Friday – 9am to 5.30pm
