Purpose of the Role
Oversee the daily operations and maintenance of The Nicholsons Centre. Liaise with contractors for the Centre and tenants, coordinate and manage maintenance, housekeeping, and security activities, and ensure the facilities meet regulatory standards and codes. Upkeep required documentation to ensure compliance.

Key Responsibilities

  • Ensure all Weekly, Monthly and Quarterly checklists are complete and uploaded onto Compass, Savills systems.
  • Ensure that high standards of property presentation are achieved and maintained at all times.
  • Ensure best value is being achieved by analysing, auditing and proposing improvements to the existing property management systems in operation.
  • Evaluate existing contractual relationships, and ensure that the tenants are receiving best value. Create and maintain an effective working relationship with existing suppliers.
  • Ensure and implement best practice whilst ensuring safe working practices are complied with at all times.
  • Ensure appropriate clear communication lines are established and maintained.
  • Carry out any other reasonable request of the Centre Manager, surveyor or client.
  • Drafting and updating emergency plans and evacuation procedures.
  • Overseeing security, fire prevention, and other safety systems.
  • Scheduling regular building maintenance and contractual services.
  • Contracting Savills suppliers, professionals for repairs as needed.
  • Monitoring building maintenance budgets.
  • Overseeing contractors and inspecting completed jobs.
  • Implementing contractors as needed to maintain, repair, or improve the property.
  • Assisting with emergency response and evacuations.

Skills, Knowledge and Experience

  • Self-motivated, able to work on own initiative.
  • Excellent managerial and inter-personal skills, a proven track record in managing change, extensive experience in managing budgets, good strategic vision and a strong commitment to customer service are vital.
  • Experience in the supervision of contractors.
  • IOSH/NEBOSH qualification would be beneficial.
  • Good understanding of property management.
  • Effective people management and communications skills.
  • A comprehensive knowledge and understanding of legislative health & safety requirements.
  • Good time management skills able to respond to client/contract deadlines.
  • Ability to use full range of Microsoft applications inc. Word, Excel, PowerPoint, Outlook.

Working Hours - Monday to Friday 9.00am to 5.30pm, occasional Saturdays
Salary - Up to £45,000
