Job Description

Purpose of the Role

To deliver a high quality management service, for the benefit of Savills clients and residents. Working on a Build to Rent portfolio, the successful candidate will oversee the leasing and renewals operation. Predominantly managing the mobilisation of new developments, the leasing strategy for stabilised sites and producing accurate client reports demonstrating performance and asset management initiatives as required. Managing a team to ensure first class service is provided from the moment an enquiry is received right up until the resident’s deposit is returned.

Reporting into the Senior Portfolio Manager you will be responsible for reporting/presenting and coming up with new leasing strategies to be presented to the client. You will have previous experience of working in a busy environment and be able to provide a high level of service to, and establish rapport with, customers, clients and Savills’ colleagues.

Key Responsibilities

  • Coordinating the leasing strategy for all assets in the client portfolio.
  • Compilation of weekly/monthly/quarterly performance reports and monitoring of asset performance alongside the SPM.
  • Oversee training of all new leasing staff and develop and create bespoke training material for PIC and control portal listing quality for portfolio.
  • Assist with interviewing all new leasing staff
  • Ensure procedural consistency across the portfolio for leasing related activities
  • Monitor, review and feedback following monthly mystery shops to implement continual improvements through process review, training and other methods to ensure consistent high mystery shopping standards.
  • Focus to achieve 90% mystery shop across all sites.
  • Oversee renewals process to ensure we achieve rent increases in line with current market value.
  • Assessing and re-structuring duties of team members where necessary.
  • Dealing with escalated leasing related complaints.
  • Monitoring each assets marketing portals presence and making changes where necessary.
  • Working with the Leasing Director on the ongoing strategy and improvement of the Portfolio’s performance.
  • Liaising with onsite teams on a weekly basis to monitor and support the leasing at each site.
  • Liaising with Savills Corporate, Relocation Agents and Third Party Agents (where applicable).
  • Collating quarterly rental value analysis and highlighting concerns or inconsistencies.
  • Periodic pricing reviews across the sites
  • Hosting meetings with Site Teams, General Managers and Senior Portfolio Managers to discuss leasing and planned strategy.
  • As part of the wider site team, create a best in class community through communication and innovations.
  • Lead on the centralised client reporting format for leasing and leasing meetings.
  • Direct line management to the Senior Leasing Executives and support with the management of the leasing team members.
  • Delivery of ad-hoc projects provided by the Senior Portfolio Manager and Leasing Director.
  • Provide first class customer service to residents and applicants at all times.
  • Monthly visits (or as required) to London Head office in Finsbury Circus with an expectation of 2-3 site visits per week.

People Leadership

Setting clear objectives for the Senior Leasing Executives in line with company/divisional/team strategy and to measure performance against these and work with the General Managers on supporting for other leasing roles.

  • Conducting regular 121’s with the Senior Leasing Executives, hold team meetings when required and complete thorough probationary, interim and annual appraisals as per company guidelines and work with the General Managers on supporting for other leasing roles.
  • To support leasing team members in career development via training (to ensure high skill levels both technically & behaviourally), coaching, mentoring and the promotion and succession/talent processes.
  • To adhere to all company processes with regards to people management and to role model professional behaviours at all times.
  • To ensure recruitment is completed professionally and in line with team/divisional/company goals, thinking strategically re future needs and in line with our diversity goals.
