Purpose of the Role
Providing an innovative, operationally efficient and economically competitive commercial environment for One Angel Court occupiers, whilst enhancing the investment value of the asset for the landlord. You will manage the day to day running of the building and will contribute to the safety and wellbeing of all users, ensuring contractors meet the required standards at all times.
Key Responsibilities
- Ensure that high standards of property presentation are achieved and maintained at all times and that SEMs are completed within the agreed timelines.
- Ensure best value is being achieved by analysing, auditing and proposing improvements to the existing property management systems in operation.
- Evaluate existing contractual relationships, and ensure that the tenants are receiving best value.
- Create and maintain an effective working relationship with existing suppliers.
- Maintain a professional understanding and close working relationship with appropriate occupier representatives and encourage frequent and open communication and flow of information on relevant issues.
- Be aware of the clients objectives and assist in creating property management plans to enable Savills to support those objectives.
- Ensure and implement best practice whilst ensuring safe working practices are complied with at all times.
- Produce and manage the annual service charge budget with the property accounts team, ensuring strict adherence to published timetables.
- Establish and develop close working relationships with occupier representatives and manage tenant satisfaction and confidence in Savills service delivery.
- Pro-actively procure, following the company tender guidelines, contracted property management services, ensuring the requisite standards for the management and delivery of such services are upheld through regular structured monitoring and direct liaison with service partners.
- Employ in practice the principles of SMR’s fabric and asset management initiatives.
- Work with asset management and surveying colleagues to deliver the wider services to our clients in a cost effective and seamless manner.
- Work with our clients and occupiers to create and deliver on our collective CSR ambitions.
- Develop a link with neighbouring buildings.
Safety & Security
- Responsible for the Health & Safety, emergency procedures and safe working practices that are established, maintained and confirm to current legislation, ensuring occupiers, visitors and SMR staff are provided with a safe environment in which to conduct their core business and leisure activities.
- Act as the Responsible Person and Senior Fire Warden in the event of an emergency.
- Take all reasonable measures to ensure that occupiers remain aware of their obligations in such matters.
- To liaise with occupiers, the Local Authority, Police and other emergency services to ensure the emergency response plans are up to date and relevant to the needs of the property and its occupiers.
- To deliver Savills and the clients environmental policies particularly in relation to waste management, energy procurement and management and water savings.
- Responsible for all aspects of the relevant SMR procedures and to ensure that all are up to date and compliant.
Promotions/Public Relations
- Ensure that all promotional activities are carried out with due care and attention to the health and safety and welfare of staff and customers.
Staff
- Ensure all aspects of staff training, development and general welfare requirements are identified and formally reviewed in accordance with company policies.
- Manage and liaise with all management technical and administration staff on strategic and operation/service delivery issues towards achievement of their goals.
Quality Assurance
- Adhere to all quality assurance requirements.
- Ensure compliance at all times with operational standards.
Skills, Knowledge and Experience
Essential
- Self-motivated, able to work on own initiative.
- Excellent managerial and inter-personal skills, a proven track record in managing change, extensive experience in managing budgets, good strategic vision and a strong commitment to customer service are vital.
- Prior experience of the management of multi let commercial property.
- Strong relationship management skills.
- Experience in the supervision of contractors.
- Good understanding of property management.
- Effective people management skills – recruitment and development.
- A good team builder.
- Excellent communications skills.
- A comprehensive knowledge and understanding of legislative health & safety requirements.
