Purpose of the Role

  • Take ownership of the KCES vision and values ensuring that they are fully integrated into the King's Cross induction process to all new members and our service partners.
  • Develop and maintain a professional understanding and close working relationship with the occupier's representatives regarding Building & Estate Fabric issues.

Customer service / Stakeholder Engagement

  • Develop and maintain professional relationships with service partners across the estate.
  • Build and maintain a professional understanding with key stakeholders & occupier representatives.

Leadership & People Management (One Team)

  • Drive the KCES vision and values.
  • Ensure a self–motivated and can-do attitude is promoted.
  • Ensure a methodical, measured approach is promoted and encouraged throughout the team when resolving issues.
  • Support the KCES team maintaining the highest standards of service delivery encompassing innovation, sustainability, and customer focus.
  • Support new team members receiving designated training, site inductions, and additional approved training for professional development.

Operational

  • Manage minor fabric projects, including decoration, door replacements, minor glazing works, stone maintenance, and street furniture repairs.
  • Oversee service partners for reactive works and planned maintenance, ensuring adherence to BGIS team schedules and seating/stone maintenance.
  • Review permit requests alongside associated Risk Assessments and Method Statements.
  • Ensure health and safety for all occupiers and visitors, maintaining emergency procedures and safe working practices.
  • Conduct building audits, create professional and formal documents listing all issues found, upload to DataStation & liaise with relevant team members & suppliers to rectify issues found.
  • Inspect completed works to ensure high standards are met in a timely and cost-effective manner with service partners and suppliers – BGIS, Suppliers and client instructed works.
  • Assist the Senior Fabric Manager with ongoing communication regarding building and estate issues, using KX Comms forms and liaising with retail/events teams.
  • Use KX-specific platforms for operational issues, such as Vantify, Cureosity, DataStation, Zutec and live project planner.
  • Generate monthly and quarterly reports for completed fabric works.
  • Perform additional duties as requested by the Senior Fabric Manager, Head of Estate, and Operations Directors.

Values / Objectives

  • Coordinate internal resources for reactive and planned maintenance on the estate.
  • Ensure the visitor experience on the estate meets the highest standards.
  • Act as an ambassador and representative for King's Cross.
  • Procure, supervise, and manage all necessary service contracts in line with KCES best practices and policies.
  • Ensure compliance with health and safety regulations and safe working practices.
  • Conduct physical inspections and arrange repairs with the support of the KCES team.
  • Manage building fabric projects and coordinate logistics.
  • Procure and update maintenance schedules for all works on the estate and within buildings.

Skills, Knowledge and Experience

  • Minimum of 3 years in a similar role with knowledge and experience in fabric-related trades, including stonemasonry, carpentry, metal works, glazing, street furniture repairs/restoration, decoration, internal flooring, doors (including operations and ironmongery), locks.
  • IOSH qualification is desirable.
  • Experience in contractor management and people management.
  • Permit management experience is desirable.
  • Excellent communication and relationship-building skills.
  • Positive, can-do attitude with strong administrative skills.
  • Professional integrity and a strong work ethic.
  • Ability to work collaboratively and manage multiple projects simultaneously.

Working Hours - 09:*******:30 – Core Hours

Salary - £50,000
