Job Description

Our client is seeking an experienced and professional Block Manager to oversee a portfolio of high-value residential buildings. The successful candidate will be responsible for delivering exceptional service to leaseholders and residents, ensuring properties are impeccably maintained, compliant, and financially well-managed.\\n\\nKey Responsibilities\\n\\n * \\n\\n Act as the primary point of contact for leaseholders, residents, directors, and stakeholders.\\n\\n * \\n\\n Conduct regular site inspections to ensure presentation and maintenance standards are of the highest calibre.\\n\\n * \\n\\n Prepare and manage annual service charge budgets, monitor expenditure, and oversee year-end accounts.\\n\\n * \\n\\n Coordinate planned preventative maintenance schedules and oversee major works projects, including Section 20 consultations.\\n\\n * \\n\\n Manage contractor performance, tender processes, and compliance documentation.\\n\\n * \\n\\n Ensure health & safety, fire risk, and other statutory requirements are fully met.\\n\\n * \\n\\n Chair Annual General Meetings (AGMs) and residents’ meetings, presenting reports and updates in a professional manner.\\n\\n * \\n\\n Handle lease breach matters sensitively and in accordance with relevant legislation.\\n\\n * \\n\\n Maintain accurate records and property management systems.\\n\\nAbout You\\n\\n * \\n\\n Proven experience as a Block Manager, ideally within the high-end or prime residential sector.\\n\\n * \\n\\n Strong understanding of relevant legislation, leasehold law, and industry best practices.\\n\\n * \\n\\n IRPM qualification (MIRPM preferred) or equivalent industry accreditation.\\n\\n * \\n\\n Exceptional communication skills, both written and verbal, with a confident, professional manner.\\n\\n * \\n\\n Excellent organisational skills and attention to detail.\\n\\n * \\n\\n Ability to build strong, positive relationships with demanding and discerning clients.\\n\\n * \\n\\n Proficiency in property management software and Microsoft Office.\\n\\nBenefits\\n\\n * \\n\\n Competitive salary and performance-related bonus\\n\\n * \\n\\n Professional development support, including IRPM / RICS training\\n\\n * \\n\\n Opportunity to manage some of the most prestigious developments in the area\\n\\n * \\n\\n Supportive, collaborative working environment
