Overview
My client is looking for an experienced and professional Block Manager to oversee a portfolio of residential buildings in the North West London area. The successful candidate will be responsible for delivering exceptional service to leaseholders and residents, ensuring properties are impeccably maintained, compliant, and financially well-managed.
Responsibilities
- Act as the primary point of contact for leaseholders, residents, directors, and stakeholders.
- Conduct regular site inspections to ensure presentation and maintenance standards are of the highest calibre.
- Prepare and manage annual service charge budgets, monitor expenditure, and oversee year-end accounts.
- Coordinate planned preventative maintenance schedules and oversee major works projects, including Section 20 consultations.
- Manage contractor performance, tender processes, and compliance documentation.
- Ensure health & safety, fire risk, and other statutory requirements are fully met.
- Chair Annual General Meetings (AGMs) and residents\’ meetings, presenting reports and updates in a professional manner.
- Handle lease breach matters sensitively and in accordance with relevant legislation.
- Maintain accurate records and property management systems.
About You
- Proven experience as a Block Manager, ideally within the high-end or prime residential sector.
- Strong understanding of relevant legislation, leasehold law, and industry best practices.
- IRPM qualification (MIRPM preferred) or equivalent industry accreditation.
- Exceptional communication skills, both written and verbal, with a confident, professional manner.
- Excellent organisational skills and attention to detail.
- Ability to build strong, positive relationships with demanding and discerning clients.
- Proficiency in property management software and Microsoft Office.
