Site Manager – Social Housing Refurbishment | Croydon | Long-Term Project (to 2027+) | £55,000–£60,000 + Car Allowance + Package

Are you an experienced Site Manager with a background in social housing refurbishment? This is a fantastic opportunity to join a respected main contractor delivering a major planned works and refurbishment framework across Croydon – with secured work through to March 2027 and likely extension beyond.

The Site Manager Role

As a Site Manager, you’ll play a key part in delivering external and internal refurbishment schemes across occupied housing stock within the borough. Working under a Contracts Manager, and supported by an Operations Manager and Ops Director, you’ll ensure smooth site delivery, quality compliance, and resident satisfaction.

Responsibilities

  • Overseeing day-to-day site activities across multiple refurbishment projects.
  • Managing subcontractors, site teams, and H&S compliance.
  • Conducting toolbox talks, RAMS reviews, and scaffold inspections.
  • Liaising with residents, client representatives, and local authority teams.
  • Ensuring projects are delivered safely, on time, and within budget.

Requirements

  • Proven experience in social housing refurbishment (internal / external, decent homes, or planned maintenance).
  • A stable career history – not freelance or short-term roles.
  • Previous employment with leading housing contractors.
  • Strong communication and site coordination skills.
  • Certifications: SMSTS, CSCS, Scaffold Inspection; First Aid desirable.
  • Based in or near Croydon / South London, with good local area knowledge.
