Salter Grange is recruiting on behalf of a leading Tier-1 Main Contractor for a flagship commercial redevelopment in Cardiff city centre. Our client is delivering a landmark 10-storey Category B commercial fit-out focused on sustainability, smart building technology, and ESG performance, targeting a BREEAM Excellent rating. This is a high-profile opportunity for an experienced Building Services Manager to lead all Mechanical, Electrical, and Public Health (MEP) operations from installation through to commissioning and handover on a complex fast-paced project.

As the lead Building Services Manager, you will take full responsibility for M&E delivery on-site, managing specialist subcontractors, driving programme performance, and ensuring the highest standards of quality, compliance, and safety throughout the project lifecycle.

Key Responsibilities:
  • Lead and manage all on-site MEP activities across the project lifecycle
  • Coordinate specialist subcontractors to ensure programme targets are met
  • Manage M&E design development, technical queries, and design changes
  • Ensure compliance with technical specifications, building regulations, and sustainability targets
  • Oversee commissioning activities and project handover
  • Work closely with commercial and delivery teams to manage risk, variations, and quality control
  • Maintain high standards of health & safety and site compliance
  • Lead technical meetings with consultants, client representatives, and project stakeholders
Requirements:
  • Proven experience as a Lead Building Services Manager or Senior M&E Manager on major commercial fit-outs or high-rise developments
  • Strong track record delivering large MEP packages (£15m+ preferred)
  • Excellent leadership and subcontractor management skills
  • Ability to manage technical challenges and drive programme delivery
  • Knowledge of sustainable building systems and BREEAM standards
  • HNC/HND or Degree qualified in Building Services, Mechanical or Electrical Engineering (or equivalent experience)
  • Valid SMSTS and CSCS Black or Gold Card
