We are recruiting for a senior-level Group Property Manager to join Saint-Gobain UK & Ireland. This stand-alone leadership role is a fantastic opportunity for an experienced property professional to take full ownership of our diverse property portfolio, including manufacturing sites, leased commercial buildings, and sublet properties across the UK and Ireland. While your home base is flexible, being within easy reach of the Midlands would be ideal due to the geographic distribution of our sites.

Please note: This is not a facilities management role. You will not be responsible for maintenance or soft services. This role is entirely focused on strategic and transactional property management for the group.

What You’ll Be Doing

As Group Property Manager, you’ll work closely with business leaders and external providers to strategically manage and optimise our property estate. You will lead all property transactions, manage landlord and tenant obligations, oversee property-related legal compliance, and ensure our property strategy supports wider business objectives.

Key Responsibilities

  • Acquisitions & Disposals: Lead strategic property transactions aligned with business needs
  • M&A Support: Conduct due diligence and manage property aspects of acquisitions and divestments
  • Lease Management: Oversee lease terms, renewals, rent reviews, dilapidations, and negotiations (as both landlord and tenant)
  • Strategic Estate Planning: Partner with business units to align property decisions with long-term goals
  • Financial Oversight: Deliver accurate budgeting for rent, rates, and dilapidations
  • Compliance: Provide planning guidance and ensure alignment with environmental and occupier responsibilities in collaboration with EHS teams
  • Rating Strategy: Manage rating consultants to minimise business rates liabilities
  • Database Integrity: Maintain and enhance the property data management system
  • Stakeholder Engagement: Build strong relationships across all levels of the organisation and with key external providers

What We’re Looking For

We are seeking someone who can act as a trusted advisor to the business, balancing strategic insight with practical execution. You’ll need to be confident working autonomously, taking full ownership of your portfolio, and driving value through proactive property management. You’ll have a strong commercial mindset, excellent stakeholder engagement skills, and a track record of influencing at senior levels.

Requirements:

  • Proven experience in a senior property role, managing a diverse, multi-site portfolio
  • Deep understanding of property law, leasing, acquisitions, disposals, and landlord/tenant responsibilities
  • Strong financial acumen and experience in budget planning and reporting
  • Excellent negotiation, communication, and stakeholder management skills
  • Proficiency in property management software and systems
  • Degree in Property Management, Real Estate, Surveying, law or similar is preferred and Professional certifications such as RICS (Royal Institution of Chartered Surveyors) or similar are also highly desirable.
