We are a specialist consultancy providing health & safety, fire safety, building safety and project management services to residential clients throughout the UK, with a focus on supporting High-Rise Residential Buildings.
As part of our project management service, we act on behalf of our clients to procure, manage and oversee specialist contractors carrying out passive fire protection and other building safety remedial works. Our role is to ensure projects are delivered safely, compliantly, to the required quality standards, and in the client's best interests.
With a growing portfolio of higher-risk residential buildings and increasingly complex remediation projects, we are looking for an experienced construction professional to lead our Projects Team. This is a leadership position responsible for managing our Projects Team and overseeing the delivery of multiple passive fire remediation projects from initial tender through to practical completion.
You will act as the client's representative, managing procurement, administering construction contracts, monitoring contractor performance, reviewing quality, programme and costs, and ensuring works are delivered in accordance with the agreed specification. You will also lead and develop our internal Projects Team, providing technical guidance and ensuring consistent delivery across all projects. This role would suit someone with experience in passive fire or construction projects who enjoys the client-side, consultancy approach to project delivery.
- Lead the Projects Team, allocating workload and ensuring projects are delivered to company standards.
- Mentor and support Project Managers through technical and commercial challenges.
- Review project documentation and provide quality assurance.
- Identify training requirements and support professional development.
- Assist with recruitment, onboarding and performance management.
Project Procurement:
- Review fire risk assessments, compartmentation surveys and fire door inspection reports.
- Manage the tender process from issue through to contractor recommendation.
- Review contractor submissions for technical compliance, programme, quality and value.
- Prepare tender analysis reports and recommendations for clients.
Construction Project Management:
- Manage projects on behalf of the client from appointment through to completion.
- Coordinate pre-start meetings and project mobilisation.
- Review contractor programmes, RAMS and construction documentation.
- Carry out regular site inspections to monitor workmanship, quality and compliance.
- Identify defects, manage snagging and oversee project close-out.
- Review certification and project documentation prior to completion.
- Ensure contractors comply with contractual obligations and agreed specifications.
Contractor Management:
- Act as the primary liaison between clients and contractors.
- Hold contractors accountable for programme, quality and contractual performance.
- Resolve delivery issues, technical queries and project risks.
Client Management:
- Provide regular progress updates and project reporting.
- Provide practical advice throughout the project lifecycle.
- Build long-term relationships with managing agents, resident management companies and freeholders.
Continue developing project management procedures, templates and documentation. Improve consistency across tendering, reporting and project delivery. Support wider business objectives and continuous improvement initiatives.
Significant experience delivering construction or passive fire remediation projects.
Strong understanding of passive fire protection systems and remedial works.
Experience preparing or reviewing construction tender documentation.
Experience administering construction projects on behalf of clients.
Experience managing external contractors rather than directly employed site labour.
Excellent commercial awareness with the ability to review quotations and recommend contractor appointments.
Excellent organisational skills with experience managing multiple live projects.
Strong written communication and report writing skills.
Technical Skills: Proficiency in Microsoft Office (Word, Excel, Outlook).
Full UK driving licence.
Experience working within a consultancy, client-side project management or contract administration environment.
Experience delivering projects within occupied residential buildings.
Knowledge of fire safety legislation and Building Safety Act requirements.
Experience using project management software such as Monday.co.
