Key Responsibilities And Requirements
- Act as the primary point of contact (at the on site office) for residents, always delivering a courteous and efficient service.
- Keep a written note of and report any on site disturbance, suspected breach of lease and/or any other suspected criminal or undesirable behaviour as soon as practicable to the Managing Agent and/or the Police as appropriate.
- Supervise and keep secure any keys and fobs which may be held and ensure that they are correctly logged in and out in accordance with agreed procedures.
- Receive, keep safe and deliver registered mail, post and parcels for residents if delivered out of hours.
- Cooperate with residents when moving in and out of the development as required and when residents are having works done to their flats.
- Oversee and manage all contractors on site, ensuring they are performing as expected and report any issues promptly to the Managing Agent.
- Undertake small maintenance tasks such as changing defective light bulbs.
- Manage stock of consumables for landlord's areas.
- Inspect, on a daily basis, all internal and external common areas of the development including plant and electrical rooms, storage rooms, lifts & basement, to maintain quality and appearance of all communal areas and to ensure that the mechanical and electrical equipment is running as expected.
- Ensure that residential bins are presented and returned to their correct location before and after collection by the Council and checked on a daily basis and well maintained.
- Sweep all common parts, including the boiler toom, on a daily basis.
- Regular inspection and testing of the CCTV, Fire Alarm and Door Entry System to ensure they stay in working order.
- Regularly monitor the CCTV cameras for security purposes and save all footage relevant to any reported disturbance and/or suspected civil/criminal incident.
- Conduct daily inspections of each floor of each block of the development noting and reporting to the Managing Agent promptly any defects or other problems found.
- Ensure that fire exits and routes inside and outside the development are kept free of items at all material times, in accordance with the Clarewood Court Fire Policy.
