An exciting position as Residential Property Manager at Safehaventalent, to join the newly created Residential Management team. The team is responsible for leading the strategic and operational management of the firm's residential property portfolio. Taking on responsibilities for all the residential elements of each property, through oversight of residential partners or sub-agents or in some cases direct management of residential occupiers. The role will involve working alongside the commercial property managers to deliver a unified service to clients.
This role requires a proactive, positive, and practical candidate with expertise in residential property management, compliance, and client service. Strong problem-solving ability with a proactive, solutions-oriented mindset is required. You will need excellent and professional communication skills, with the ability to deal with clients and occupiers. Duties And Responsibilities
- Strategic Leadership & Team Development: Help to build and develop the in-house residential management team, providing guidance to commercial property managers and performance oversight of residential partners and sub-agents. Help to develop and deliver training programs and procedures for commercial property managers responsible for managing elements of residential property, ensuring they have the necessary knowledge and skills. Monitor market trends and industry developments to inform the department's strategic direction and to keep clients and commercial property managers up to date with legislative changes and best practice.
- Operational & Compliance Management: Ensure compliance with all relevant legal, regulatory, and health & safety requirements at properties under management.
- Client Management: Act as a primary point of contact for key clients and stakeholders in residential management matters, fostering strong relationships and ensuring their objectives are met. Deliver a ‘best-in-class’ management service to properties and clients, with a clear focus on residential customer experience. Handle escalated resident issues and disputes with professionalism and efficiency. Involvement with financial management, including service charge budgeting, forecasting, and reporting on residential assets.
- Performance Management: Help to establish performance benchmarks for external partners and regularly review their performance in delivering residential management services. Ensure that outsourced residential management services are cost-effective, efficient, and aligned with client expectations and industry best practices.
- Process Improvement & Innovation: Help to drive improvements in property management processes, leveraging technology and best practices to enhance service delivery. Work closely with commercial property and facilities management teams to effectively manage residential and mixed-use properties.
What We Expect From You
- An experienced residential property manager with knowledge and qualifications in residential including TPI / PropertyMark and RICS. While the role is primarily working in Leasehold, the firm will assist the right candidate in working towards their PropertyMark (MARLA) qualification.
- Familiarity with residential property management software and other digital platforms used to effectively manage operations.
- Financial acumen with experience in budgeting, forecasting and cost control with service charge budgets operated in residential mixed-use properties and Section 20 implications.
- The role will require servicing notices and working to develop and deliver residential management as a core service line.
- The position requires an understanding of the Building Safety Act and associated regulations including but not limited to the Fire Safety Orders.
- Some travel to the managed portfolio across the UK is required. Travel expenses will be covered.
