We are looking for a commercially astute and highly discreet Senior Quantity Surveyor to join our client-side delivery team on one of London's most iconic private residences. This role offers full ownership of the commercial function on a fast-paced, design-led, ultra-prime project where quality, precision, and confidentiality are paramount.

You’ll work closely with the project director, project managers, interior designers, and consultants to lead the commercial management of all construction and fit-out packages, taking responsibility for cost certainty and contractual integrity across the full lifecycle of a world-class private residence.

Key Responsibilities
  • Lead the preparation of cost plans, estimates, and tender documentation, and manage the tender process end-to-end.
  • Manage contractor payments, valuations, and the negotiation and agreement of variations.
  • Lead procurement processes and take responsibility for contract administration across multiple packages.
  • Maintain robust financial reporting and cost control across all work packages, including cash flow and forecasting.
  • Identify commercial and contractual risks early, and implement mitigation and cost control measures.
  • Work closely with design teams to ensure scope, cost, and quality remain aligned, advising on commercial implications of design decisions.
  • Lead site meetings and report directly to senior stakeholders, including the client and client representatives, on commercial matters.
  • Mentor and provide guidance to junior QS team members.
Requirements
  • Degree in Quantity Surveying or related field.
  • MRICS (or working towards) preferred.
  • 7+ years' experience in a QS role, with a track record of leading commercial delivery on complex projects.
  • Proven experience on high-end residential, luxury hospitality, or comparable ultra-prime projects essential.
  • Strong commercial and contractual acumen, with excellent analytical and numerical skills.
  • Excellent stakeholder management, communication, and negotiation skills, with the discretion required for working in private, high-profile environments.
  • Proactive, solutions-focused approach, comfortable operating with significant autonomy.
