Assistant Quantity Surveyor / Quantity Surveyor – Partnerships Housing Castle Donington | East Midlands | Up to £45,000 | Permanent We are recruiting for an Assistant Quantity Surveyor / Quantity Surveyor to join a growing residential partnerships business delivering affordable housing developments across the East Midlands. Based from their office in Castle Donington, this is an excellent opportunity to join an ambitious business with a growing development pipeline and work across multiple residential schemes throughout the region. You'll typically be commercially involved with 2–3 live developments at any one time, generally ranging from approximately 50–100 plots, giving you plenty of variety and the opportunity to take genuine ownership of your projects. The Role Working as part of an experienced commercial team, you'll support or take responsibility for the commercial management of residential developments from procurement through construction and ultimately final account. The business works closely with housing associations, Registered Providers, local authorities and strategic partners, delivering affordable and partnership-led residential developments across the Midlands. Depending on your current experience, you'll join at either Assistant Quantity Surveyor or Quantity Surveyor level, with responsibility increasing as you develop. Your role will include: * Commercial management of 2–3 residential developments * Subcontractor and supplier procurement * Preparing tender enquiries and analysing quotations * Negotiating subcontract packages * Producing subcontract orders * Managing subcontractor accounts * Valuations and payments * Cost monitoring and reporting * Monthly CVRs * Forecasting * Managing variations and change * Identifying commercial risks and opportunities * Working closely with Site, Technical and Development teams * Maintaining strong relationships with subcontractors and suppliers * Supporting project delivery against budget * Preparation and agreement of final accounts Your Background Ideally, we're looking for somebody who already has experience within residential construction or housebuilding. A background within partnerships or affordable housing would be particularly attractive, but it isn't a deal breaker. We'd rather find somebody with the right commercial foundations, attitude and ambition who can develop their partnerships knowledge within the business. You might currently be: * An Assistant Quantity Surveyor ready for greater responsibility * An established AQS looking for a progressive residential business * A Quantity Surveyor looking for a new East Midlands opportunity * Working within housebuilding and interested in moving into partnerships * Already working within affordable or partnership housing and looking for your next move A relevant Quantity Surveying / Commercial Management degree, HNC or HND would be advantageous, although relevant industry experience will also be considered. Why Consider This Opportunity? This is a particularly interesting time to join the business. The company is growing its presence across the Midlands and delivering partnership-led developments for housing associations, local authorities and other affordable housing providers. Its wider pipeline includes affordable housing, regeneration and mixed-tenure developments. You'll be joining the East Midlands commercial team from a new Castle Donington office and working across several developments rather than being tied to one project for years at a time. For an ambitious Assistant QS, there is the opportunity to develop towards full Quantity Surveyor responsibility. For an existing QS, you'll have the opportunity to take ownership of your developments and become an important part of a growing regional commercial team. This is a permanent position with genuine longer-term development potential. Salary Up to £45,000, dependent upon experience.
