We are looking for someone to join our busy Lettings team based at Ryder & Dutton in Huddersfield. As the successful candidate, you will have the ability to deliver excellent customer service as well as possess good time management skills as you will be responsible for managing your own diary. You will be able to work under your own initiative and as part of a team and have a determination to secure new business with focused action. Good IT skills and a keen eye for detail are essential in this role along with a positive attitude in all situations and a flexible and adaptable approach.

The main responsibilities of the role are:

  • To comply with ARLA best practices and agreed Company Standards and procedures regarding all aspects of work.
  • Carry out viewing appointments with prospective tenants in a courteous and friendly manner.
  • Ensure that properties are ready for inventory through liaison with the landlord to make sure the property complies with legislation and is presented to an acceptable standard.
  • Complete an inventory of a property thoroughly before the start of a tenancy.
  • Manage a portfolio of properties and take full responsibility for our landlords’ investment(s), providing professional recommendations concerning the repair and maintenance of the property, and offering guidance to ensure the investment is managed to protect the value of the property whilst complying with relevant legislation.
  • Attend to property repair issues in a timely, organised, and proactive manner and obtain repair quotes/estimates from contractors where required
  • Liaise with tenants/contractors/landlords ensuring repairs are undertaken proactively and within a specified timeframe.
  • Keep landlords/tenants updated on all relevant matters.
  • Carry out interim property inspection, reporting findings to landlords and tenants as appropriate and dealing promptly with any repairs or breaches of tenancy. Ensuring Landlord is fully aware at all times of any actions.
  • Carry out the check-in and check-out appointments, deal with end-of-tenancy negotiations, arrange the return of tenant deposits and handle disputes within the guidelines and timeframes required by the Tenancy Deposit scheme regulator.
  • Arrange renewal annually of gas & electric safety certificates for managed properties in line with landlord’s requirements and legislation.
  • Keep respective property files and computer records up to date.
  • Ensure all relevant documentation such as inventories, renewals, etc are added to the system.
  • Discuss any requests such as rent reviews, renewals and vacating procedures with the landlord promptly, giving guidance on legislation as required.
  • Handle basic account enquiries from Landlords and tenants.
  • Be aware of opportunities to promote other Ryder & Dutton/Mortimers Products & Services.
  • Provide sales leads to Ryder & Dutton/Mortimers residential offices.
  • Undertake other duties not specifically stated which from time to time are necessary without altering the nature or level of responsibility
  • Liaise with the Customer service team – act on any tenant requests such as renewals, call callbacks promptly.
  • Work as a team to meet the demands of the business and meet the Department KPIs
  • Maintain and continually update personal knowledge of new legislation affecting the residential sales market.

The hours of work would be 9:00am - 5pm Mon-Fri with a 1-hour unpaid lunch break and alternate Saturdays 10am-2pm.

The salary is from £26,500

There is the opportunity to earn commissions in addition to the basic salary.

A full driving licence and access to your own vehicle that is insured for work purposes is essential.
