About the Role

We are seeking a sharp, commercially minded MEP Pre-Construction Manager to join our London team. Operating from our Lambeth office, you will take complete ownership of the MEP pre-construction phase for our turnkey washroom packages. This is not a standard, generic fit-out role. You will specialize in high-density services, ensuring that complex public health drainage, hot/cold water distribution, specialized extract ventilation, electrical services and smart lighting systems are perfectly coordinated, budgeted, and procured before site works commence.

Key Responsibilities

  • Washroom Design Coordination & BIM Review
  • Interrogate layouts: Review architectural concepts to ensure MEP services can physically fit within tight ceiling voids, IPS panel cavities, and vanity units.
  • Lead spatial coordination: Use BIM software to map out complex public health drainage gradients and manifold systems, eliminating clashes before manufacturing.
  • Manage client variations: Fast-track technical revisions when clients request high-end modifications to brassware, sensor technologies, or branding.
  • Interrogate documentation and specifications to ensure project compliance.
  • Attend design meetings taking lead where necessary with coordination and resolving issues.
  • Liaise with external design consultants to understand how specifications and timelines are managed.
  • Track deliverables and follow up on outstanding design items.
  • Manage the flow of updated drawings and maintain drawing registers where needed.
  • Prepare technical and sample submittals for review by senior engineers.
  • Check compliance with project standards and manufacturer specifications.
  • Effectively communicate and collaborate within multidisciplinary teams.
  • Manage design and scope changes.
  • Attend Factory Witness Tests (FATs) and Mock-up reviews when appropriate to observe and understand performance verification procedures.
  • Assist the commercial Team with tracking project changes and variations in collaboration with the QS and engineering team.
  • Build precise cost models: Produce accurate MEP estimates specifically tailored to fast-track, high-finish commercial washroom projects.
  • Drive value engineering: Suggest smart alternatives for plant equipment and sanitaryware systems to optimize budgets without losing premium aesthetic appeal.
  • Assess infrastructure: Review existing landlord services and incoming utility capacities to verify they can support the new washroom configurations.
  • Scope turnkey packages: Define precise packages of work for specialized MEP subcontractors.
  • Level trade tenders: Execute strict like for like comparisons for commercial and technical reviews of all subcontractor returns.
  • Source long-lead items: Secure early procurement for critical, long-lead items.

Candidate Requirements

Essential Experience & Qualifications

  • London fit-out track record: Minimum 3–5+ years of pre-construction, estimating, or design coordination experience within the London fit-out sector.
  • Technical background: Strong foundation in Building Services Engineering (Mechanical, Electrical, or Public Health/Plumbing bias).
  • Fast-track delivery knowledge: Deep understanding of turnkey, fast-paced project environments where pre-construction accuracy directly dictates on-site speed.

Technical & Software Skills

  • BIM / CAD capability: Confident navigating, interrogating, and marking up 2D drawings and 3D models.
  • Applicant to have existing skills and knowledge of Excel, Word and Bluebeam.
  • Previous knowledge/Experience of Asite, Aconex and/or Viewpoint, BIMcollab and Revizto.
  • Regulations expert: Thorough knowledge of UK Building Regulations.
