Rubik Builders Limited is a Telford-based construction and retrofit contractor with PAS 2035 and MCS accreditations. We deliver retrofit and new build projects across the Midlands, operating on established frameworks including Fusion21 and Aster Wave 3. We work with housing associations, local authorities, and Tier 1 contractors, and we are growing.
The Role
We are looking for a commercially minded and organised Commercial Project Manager to join our team as a key member of staff, reporting directly to the Managing Director. This is a standalone role — you will be the primary commercial and project controls resource within the business. You will need to be confident working with a degree of autonomy, whilst collaborating closely with the MD, site supervisors, and subcontractors. This role suits someone with 2–5 years of experience in a construction commercial or project management environment who is ready to take ownership of a broad remit and grow with the business.
Key Responsibilities
- Commercial
- Prepare and maintain cost plans and estimates across live and pipeline projects
- Submit accurate and timely valuations and applications for payment
- Support subcontractor procurement, including preparation of enquiry packages and evaluation of returns
- Manage subcontractor orders, variations, and payment applications
- Assist with tender submissions and pricing schedules in line with framework requirements
- Develop and maintain project programmes using appropriate scheduling tools
- Monitor project progress against programme, cost, and scope
- Produce regular project reports for the MD and client stakeholders
- Identify and flag risks, variations, and early warnings in a timely manner
- Support project handover documentation and close‑out
- Maintain accurate project records and filing in line with company procedures
- Liaise with clients, subcontractors, and site teams professionally
- Support continuous improvement of commercial and project management processes within the business
What We Are Looking For
Essential
- 2–5 years' experience in a construction commercial or project management role
- Working knowledge of cost planning, valuations, and subcontractor management
- Ability to read and interpret construction drawings and specifications
- Strong organisational skills with the ability to manage multiple projects simultaneously
- Competent user of Microsoft Office, particularly Excel
- Full UK driving licence
Desirable
- Degree or HNC/HND in Quantity Surveying, Construction Management, or a related discipline
- Experience working within social housing, retrofit, or framework contracts
- Familiarity with JCT contracts
- Experience using estimating or project management software
