A leading Main Contractor with a strong reputation for delivering high-quality residential developments is seeking an experienced External Works Manager to oversee the delivery of all external packages across multiple projects within the business. With a strong pipeline of secured residential schemes across Surrey, London and the wider M25 region, this role offers an excellent opportunity for a motivated construction professional with strong experience in external works delivery.

The successful candidate will initially be based on a high-end residential development in Oxshott, taking responsibility for the coordination and management of all external works including drainage, utilities/services, hard landscaping and soft landscaping.

The Role

Reporting to the Project Manager and working closely with site and commercial teams, the External Works Manager will be responsible for the planning, coordination and delivery of all external works packages from groundwork stage through to final completion. Key responsibilities will include:

  • Management and coordination of all external works packages
  • Oversight of drainage installation, ducting and below-ground services
  • Coordination of utilities including water, gas, electric and telecoms services
  • Management of hard landscaping works including paving, roads, kerbs and external finishes
  • Management of soft landscaping including planting, turfing and external environmental works
  • Sequencing and programming of external works in line with overall construction programme
  • Coordination of subcontractors and specialist trades
  • Ensuring compliance with all health & safety legislation and site procedures
  • Monitoring quality standards across all external works packages
  • Liaising with engineers, consultants and local authorities where required
  • Identifying and resolving design or coordination issues on site
  • Ensuring timely completion of external works to support project handover dates
  • Maintaining accurate progress reporting and site records

Candidate Requirements

Applicants should possess the following:

  • Proven experience as an External Works Manager, Site Manager or Engineer with strong external works exposure
  • Strong background in residential construction projects
  • Good knowledge of drainage systems, utilities coordination and external finishes
  • Experience managing hard and soft landscaping packages
  • Strong understanding of construction sequencing and interface management
  • Excellent organisational and coordination skills
  • Ability to manage subcontractors and drive programme performance
  • Strong IT literacy including reporting and programming tools
  • Professional and proactive site-based approach

Essential Qualifications

  • SMSTS (preferred)
  • CSCS Card
  • First Aid at Work
