We are seeking an experienced Mechanical Site Manager to join our team on a major commercial refurbishment project. This is an excellent opportunity for a motivated and technically capable professional to take ownership of the mechanical services delivery on a high profile scheme, ensuring works are completed safely, efficiently, on programme, and to the highest standards of quality.
The successful candidate will have strong technical knowledge of mechanical building services systems, combined with excellent commercial awareness and proven experience managing the full lifecycle of mechanical packages. The role will involve overseeing procurement, construction delivery, commissioning, testing, snagging, and final handover, while coordinating closely with project teams, subcontractors, consultants, and clients to achieve successful project outcomes.
Key Responsibilities- Manage and oversee all mechanical building services activities on site throughout the project lifecycle.
- Lead the construction delivery of mechanical packages from initial installation through to practical completion and handover.
- Develop and monitor short term and long term programmes to ensure project milestones and completion dates are achieved.
- Coordinate and manage mechanical subcontractors, specialist suppliers, and direct labour resources.
- Ensure all mechanical works are delivered in accordance with drawings, specifications, building regulations, and industry standards.
- Apply strong technical knowledge to review installations, resolve technical challenges, and ensure best practice is maintained throughout the project.
- Oversee procurement of mechanical materials, plant, and equipment, ensuring timely ordering and delivery to meet programme requirements.
- Demonstrate strong commercial awareness by monitoring labour productivity, material usage, variations, change control, and potential cost impacts.
- Support commercial teams in managing project costs, identifying value engineering opportunities, and mitigating commercial risks.
- Coordinate mechanical works with electrical, public health, and construction teams to ensure efficient project integration.
- Ensure compliance with all health and safety legislation, company procedures, and site requirements.
- Attend and lead site meetings with clients, consultants, subcontractors, and project stakeholders.
- Manage commissioning activities, testing, flushing, balancing, witnessing, validation, snagging, and defect resolution.
- Oversee the preparation and completion of O&M manuals, as built documentation, certifications, and training requirements.
- Manage the successful handover of mechanical systems to the client, ensuring all contractual and quality requirements are met.
- Produce regular progress reports and maintain accurate site records and project documentation.
- Identify, manage, and resolve technical, programme, and coordination issues throughout the project.
- Proven experience as a Mechanical Site Manager on commercial refurbishment, fit out, or building services construction projects.
- Strong technical knowledge of HVAC systems, heating and cooling systems, domestic water services, drainage, ventilation, and associated mechanical building services.
- Excellent commercial awareness with a sound understanding of project costs, procurement processes, variations, labour productivity, and programme management.
- Proven experience overseeing procurement, construction delivery, commissioning, testing, snagging, and handover of mechanical services packages.
- Ability to read and interpret technical drawings, specifications, schematics, and commissioning documentation.
- Strong understanding of construction sequencing, installation methodologies, commissioning processes, and quality assurance procedures.
- Experience managing mechanical subcontractors and coordinating multiple work fronts on complex construction projects.
- Excellent leadership, organisational, and communication skills.
- Strong knowledge of health and safety legislation and site management practices.
- Experience working within live or occupied environments would be advantageous.
- SMSTS certification essential.
- CSCS Management Card.
- First Aid qualification preferred.
