The Estates Department operates and maintains energy and environmental resources, controls, electrical and mechanical services providing power, lighting, heating, air conditioning to wards, outpatients and operating theatres. Estates directly impacts patient welfare, frontline clinical care, infection prevention and control, and energy efficiency across the Trust. The role is a highly valuable broad‑range position exposing the craftsman to mechanical, electrical, building & energy control systems and project management. The candidate must be proactive, engage in skills discussions, and conduct themselves professionally and consistently with Trust Values.
Main duties of the job:
- Work proactively with and support the Supervisor in delivering an optimised service.
- Provide on‑call and overtime work, including weekend work from time to time.
- Use skills and opportunities in the role to enhance service delivery by the Trust.
- Be part of a team of building services engineers, carrying out work and tasks effectively and maximizing productivity of the team.
- Maximise value from subcontractors and specialists.
Detailed job description and main responsibilities:
- Understand the workings of engineering services and systems in NHS/Trust premises, ensuring they are maintained to high standard and all plant and equipment are used safely and efficiently.
- Identify and communicate defects and action plans to the supervisor through physical inspections, statutory inspection reports, observations, and CAFM system information.
- Support the development of quality management processes and capture tasks in simple flow charts reflecting steps and procedures used.
- Comply with processes and policies and identify defects and observations, and show means of continuous improvement.
- Use the CAFM system to receive, update and close off requests and record updates.
- Raise a request to cover all activities undertaken to ensure Estates has full visibility of trade staff hours, productivity and activities for trend analysis and continuous improvement.
Person specification:
Education/Qualifications:
- Good standard of education with manual dexterity.
- Recognised trade apprenticeship and education to City & Guilds/NVQ in core skill, or equivalent working experience and responsibilities.
- Service training certificates.
- Evidence of self‑advancement.
Experience:
- Demonstrable experience working in a service‑led maintenance environment on a large variety of engineering services, with high awareness of Health & Safety issues.
- Experience working in a large diverse organisation and within an ISO 9001 framework.
Skills Abilities/knowledge:
- Professional expertise with a logical and systematic approach to work tasks.
- Knowledge of engineering services in complex buildings, installation, and maintenance; confidence dealing with a wide range of engineering equipment within the built environment.
- Knowledge of allied trades.
- Attended courses and experience using control and BEMS systems.
- Basic electrical and building/carpentry training and certifications.
- Self‑starter able to work with minimum supervision.
Other Requirements:
- Full awareness and understanding of Health and Safety legislation relative to work functions.
- Prepared to work and be sympathetic to conditions required when working in patient proximities (operating theatres, wards, mortuaries).
- Imaginative outlook, working on own initiative and confident.
