Tenancy Progressor / Property Manager – Potters Bar, EN6

An opportunity has arisen for a Tenancy Progressor/ Property Manager to join our client based in Potters Bar, EN6Our client are seeking an organised, proactive and customer focused Tenancy Manager / Property Manager to join our busy lettings team.

This is a varied role responsible for overseeing the tenancy process from the references and move ins, to the move out, while assisting with managing a portfolio of residential properties and delivering excellent service to our landlords and tenants.

The successful candidate will be highly organised, able to prioritise a busy workload and confident in building strong relationships with landlords, tenants and contractors.

Responsibilities include but will not be limited to

  • Tenancy Management
  • Manage the tenancy process from offer agreed through to move-in.
  • Prepare and issue tenancy agreements and supporting documentation.
  • Ensure all legal compliance requirements are met before the commencement of tenancies.
  • Coordinate referencing, Right to Rent checks, deposits, and move-in appointments.
  • Register tenancy deposits within the required timescales.
  • Manage tenancy changes, notices, and move-out procedures.
  • Liaise with landlords and tenants to resolve tenancy-related queries.
  • Property Management
  • Assist in the management of residential rental properties.
  • Helo to coordinate maintenance and repair works with approved contractors.
  • Obtain quotations and ensure works are completed efficiently and within budget.
  • Deal with maintenance issues promptly and professionally.
  • Monitor contractor performance and maintain strong working relationships.
  • Assist with deposit negotiations and end-of-tenancy matters.
  • Maintain accurate property records and update all CRM systems.
  • Compliance & Administration
  • Ensure compliance with all current lettings legislation and company procedures.
  • Monitor expiry dates for gas safety certificates, EICRs, EPCs, smoke and carbon monoxide alarms, and other statutory requirements.
  • Keep landlord and tenant records up to date.
  • Produce reports and maintain accurate documentation.
  • Support the wider lettings team when required.

The Successful Applicant will need to possess the following skills

Essential

  • Excellent organisational and time management skills.
  • Strong communication and customer service skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Competent in Microsoft Office and CRM/property management software.
  • Full UK driving licence.

Desirable

  • Previous experience in tenancy management, property management, or residential lettings.
  • ARLA Propertymark qualification.
  • Knowledge of current lettings legislation and compliance requirements.
  • Experience using property management software.
