An excellent opportunity has arisen for a Residential Lettings Manager and Property Management to join our Client based in Islington, N1. A well-established, friendly and successful private London-based property investment and development company who manage a substantial commercial and residential portfolio are looking for a capable and self-motivated lettings manager to oversee the day-to-day residential lettings and property operations. This is a varied and hands-on role within a small supportive team where you will play a key part in ensuring maximum occupancy, legal compliance, and smooth operations across the residential portfolio. The team are jointly responsible for the management of circa 600 residential properties.

Responsibilities

  • Managing day-to-day residential lettings activity across the in-house portfolio.
  • Advertising, arranging viewings and negotiating offers for new properties as they become available including inspecting properties and ensuring up-to-date photos are taken.
  • Negotiating offers and tenancy terms.
  • Ensuring that the tenancies and properties are fully compliant with current legislation, including but not limited to conducting right to rent checks, registering deposits, booking inventory checks where needed and EPC reports.
  • Working closely with tenant progression team and ensure references are processed promptly and efficiently.
  • Undertaking rental valuations to ensure competitive maximum achievable rents.
  • Working with external letting agencies on the property portfolio outside of London.
  • Ensuring letting team is compliant with current letting legislation and internal processes.
  • Handling day-to-day incoming tenant queries and managing repair/maintenance requests.
  • Liaising with contractors and raising purchase orders.
  • Overseeing mini refurbishment/redecoration works to meet compliance needs of properties i.e. asbestos management surveys, legionella surveys.
  • Ensuring internal lettings processes are followed and regularly reviewed.
  • Building and maintaining strong working relationships with colleagues, tenants, contractors and agents.

Key Skills

  • Previous experience in residential lettings and property management.
  • 5-10 years’ experience in lettings including 3+ years in a team or branch management role.
  • Understanding of Health & Safety compliance.
  • Computer literate: Intermediate knowledge of Microsoft Office Suite (Word, Excel, Outlook and PowerPoint).
  • In-depth knowledge of current lettings legislation and best practices.
  • Desirable to have knowledge of Property software like Horizon.
  • Strong leadership skills and a sharp commercial mindset with solid lettings experience.
  • Keen insight into residential lettings and property management in and around London.
  • Demonstrate good written and verbal communication skills.
  • Able to effectively prioritise workload.
  • Attention to detail particularly with regard to overseeing compliance matters.
  • Ability to handle queries/issues with positive outcomes.

Essential: Driving license (full clean driving license).

Salary & Hours

Salary range will be: £45,000pa. The hours will be Monday to Friday 9am – 5:30pm.
