Our client is seeking an experienced and highly organised Property Maintenance Manager to join their growing property business based in North London. This is a senior, hands-on role responsible for managing a designated property portfolio. You will act as the central point of contact for tenants, landlords, contractors and internal teams, ensuring all maintenance issues are handled efficiently and to a high standard.

Responsibilities include but will not be limited to:

  • Provide accurate estimates and costings for maintenance works
  • Assess jobs prior to attendance and provide clear timescales, costings, and oversight
  • Train maintenance staff to social housing and temporary accommodation standards
  • Supervise and manage void property turnarounds
  • Carry out property inspections and spot checks
  • Manage and support insurance claims
  • Provide technical maintenance support to staff
  • Allocate work orders daily and manage workloads effectively
  • Maintain full control of the maintenance diary
  • Manage and update Reapit Organiser (or similar industry software)
  • Manage project budgets, signing off invoices, timesheets, and overtime
  • Monitor vehicle tracking, expenses, and petty cash
  • Control and oversee the emergency maintenance line
  • Recruit Maintenance Operatives and source reliable subcontractors
  • Ensure operatives are correctly uniformed and vans are clean, stocked, and audited
  • Line manage Maintenance Operatives and Maintenance Coordinators
  • Conduct daily, weekly, and monthly operational meetings

Key Performance Indicators (KPIs):

  • Weekly sign-off of timesheets, overtime, and invoices
  • Maintenance diary kept up to date daily
  • Jobs completed within Schedule of Repair Response Times
  • Maintenance systems kept accurate and up to date
  • Jobs attended within allocated time slots
  • Daily meetings with Maintenance Coordinators
  • Weekly meetings with Maintenance Operatives
  • Monthly Profit & Loss meetings with Directors
  • Weekly management meetings with Directors

The Successful Applicant will need to possess the following skills:

  • 3+ years’ experience in property maintenance management, with a substantial understanding of maintenance processes and basic building/construction knowledge
  • Experience working within social housing, temporary accommodation, guaranteed rent schemes, and managing void property turnarounds is highly desirable
  • Strong understanding of maintenance operations and basic building/construction principles
  • Proven experience managing maintenance teams and subcontractors
  • Excellent organisational and leadership skills
  • Confident, assertive, and solution-focused management style
  • Strong technical maintenance knowledge across multiple trades
  • Ability to learn and use industry-leading property management software (Reapit experience desirable)
  • Experience managing budgets, costs, and operational performance

The hours will be: Monday to Friday 9am – 5:30pm

Salary range will be: £30,000- £35,000pa
