Commercial Property Manager – Wimbledon, SW19

A fantastic opportunity for an Experienced Commercial Property Manager has just come available. Our client based in Wimbledon, SW19.You’ll be responsible for the day-to-day management of a portfolio of commercial properties across London. The role will involve managing tenant relationships, lease administration, property maintenance, compliance and contractor coordination, while working closely with landlords, asset managers and external professional advisers.

Responsibilities include but will not be limited to:

  • Manage the day-to-day operation of a portfolio of commercial properties.
  • Act as a key point of contact for commercial tenants, landlords and other stakeholders.
  • Manage lease administration, including maintaining lease records, monitoring key dates, renewals, rent reviews, break options and other lease events.
  • Respond to tenant enquiries and resolve property and operational issues efficiently and professionally.
  • Coordinate maintenance, repairs, inspections and planned works across the portfolio.
  • Appoint and manage contractors and suppliers, obtain quotations and monitor works through to completion.
  • Ensure properties meet relevant statutory, regulatory, health and safety and compliance requirements.
  • Assist with the preparation and monitoring of property budgets, service charges and operational expenditure.
  • Monitor rent, occupancy and other key property information and assist with regular client and management reporting.
  • Support commercial lettings, including coordinating marketing, viewings, enquiries and tenant onboarding.
  • Liaise with solicitors on lease documentation, licences, legal enquiries and other property-related matters.
  • Work with surveyors and external valuers and coordinate access, documentation and property information as required.
  • Liaise with managing agents, estate and block managers and other third-party property professionals.
  • Coordinate with architects, surveyors, project managers, planning consultants and engineers where works or projects affect managed properties.
  • Carry out regular property inspections and ensure identified issues are appropriately followed up.
  • Maintain accurate and up-to-date property, lease, compliance, contractor and financial records.
  • Support the wider asset management team with property-related projects and asset initiatives as required.

The Successful Applicant will need to possess the following skills:

  • Previous experience in commercial property management or a closely related property role.
  • Good understanding of commercial leases and landlord and tenant matters.
  • Experience in lease administration and monitoring key lease dates and obligations.
  • Experience managing maintenance, contractors and day-to-day property operations.
  • Understanding of service charges, property budgets and operational expenditure.
  • Good working knowledge of relevant UK property legislation, health and safety requirements and property compliance.
  • Experience liaising with commercial tenants, landlords, solicitors, surveyors and other professional advisers.
  • Commercial lettings experience would be advantageous.
  • Strong written and verbal communication skills and the confidence to manage a range of stakeholders professionally.
  • Excellent organisational and time-management skills, with the ability to manage multiple properties, priorities and deadlines.
  • Strong attention to detail and a proactive, solutions-focused approach.
  • Comfortable using property management software, CRM systems and Microsoft Office, particularly Excel.
  • Previous experience within the London commercial property market is highly desirable.
  • A relevant property or real estate qualification is advantageous but not essential.
  • Ability to travel to properties and meetings across London as required.

The hours will be:Monday to Friday 9am – 5:30pm

Salary range will be:between Β£35,000pa to Β£37,000pa basic
