JOB DESCRIPTION

To maintain, improve and, where necessary, renew the quality and standard of all electrical services throughout the Rossie estate. This post will be based at our Rossie campus and adjacent housing stock. Due to the requirements of the role there may be some out of hours working.

Maintenance Electrical Work
  • Undertake various aspects of maintenance electrical work including new installation work and repairing electrical services, lighting, power outlets and distribution, installations and equipment.
  • Diagnose and repair electrical issues in commercial electrical systems, including fault-finding, rewiring and monitoring.
  • Liaise with contractors as necessary to ensure understanding and maintenance of Rossie's electrical and mechanical systems.
  • Ensure good quality workmanship which upholds quality standards, complying with building codes of practice, and following safety requirements.
  • Work to deliver projects over a set time frame.
  • Portable appliance testing (PAT) of equipment.
  • Small installation works.
Equipment Maintenance
  • Undertake regular routine inspection and maintenance of tools and equipment, including power and rechargeable equipment, meters, test equipment, step ladders, tower scaffolding and other estate resources.
  • Ensure that an annual plan of preventive maintenance and checks is in place for the whole estate.
Store-keeping and Stock Control
  • Maintain adequate levels of electrical spares and materials to allow full continuity of the electrical maintenance service.
  • Advise the Service Manager, Business & Facilities (SMB&F) of appropriate stock levels and specify stock requirements to maintain adequate quantities of materials.
Health and Safety
  • Observe Health and Safety requirements including legal obligations.
  • Carry out duties with due regard to potential hazardous materials and substances.
  • Display adequate and appropriate signage in and around the working areas and provide necessary barriers and precautions to protect persons and buildings.
  • Maintain the necessary personal protective equipment to carry out duties in a safe and healthy manner.
  • Adhere to all policies and review risk assessments when appropriate.
  • When required monitor/issue permits and monitor subcontractors to ensure procedures are being adhered to.
  • Ensuring Statutory Compliance Inspections and Maintenance Records are up to date when tasks are completed.
Administration
  • Use appropriate ICT systems, such as the electronic work planning software (Jira) to access requests and update records as necessary.
  • Maintain adequate records related to all electrical maintenance work, equipment and materials.
Maintenance Mechanical Work
  • Undertake various aspects of maintenance mechanical work with regard to the heating and ventilation systems, checking the BMS daily.
  • Understand the Air Handling System (AHU's) and be able to change filters and belts at regular intervals.
  • Understand the various heating systems and be able to carry out minor repairs such as stripping down a burner, cleaning it, changing nozzles, setting up electrodes and re-assembling etc.
  • Be able to isolate sections of the heating systems in order to carry out local repairs such as changing pumps, radiators etc.
  • Monitor the levels of the fuel storage tanks and advise the SMB&F when to order fuel.
  • Organise the servicing of the boilers across the Estate in line with manufacturer’s servicing schedules.
On call rota

The post holder will be included in a rota system with colleagues to maintain the viability, safety and security of the business consistently throughout the 7 day week, which will include rotational evening and weekend working.

These key tasks are not intended to be exhaustive but highlight a number of major tasks of the post. The post holder may be required to undertake additional duties which might reasonably be expected and which form part of the function of the post. There will be team working within the Business & Facilities team and there will be a requirement to help assist colleagues.

  • This post requires a significant amount of physical activity which may include working in confined spaces, at height and lifting, carrying and fitting a diverse range of materials.
  • The post will require travel using Rossie vehicles to transport equipment and materials.
  • Keyboard skills required for completion of paperwork, job reports and e-communication.

  • Frequent and intense periods of concentration e.g. when working on electrical systems.
  • Prioritising work, which may involve changes to agreed work plans to respond to emergency requirements.

PERSON SPECIFICATIONKnowledge Base (Essential)

  • Appropriate apprenticeship in a related electrical discipline.
  • Recognised national qualification from a formal apprenticeship (SQA level 3 or C&G).
  • Successful completion of at least 17th Edition Wiring Regulation course.
  • Experience of working on 3 phase industrial equipment.
Education & Training (Desirable)
  • Successful completion of an electrical Inspection and Testing course.
  • Completion of relevant PASMA and IPAF courses (or equivalent) related to working at height.
Experience (Essential)
  • Maintaining electrical systems.
  • Undertaking electrical installation work.
  • Fault finding, diagnosis and rectification.
  • Contributing to, and working within, a multi-disciplinary team.
  • Developing maintenance schedules.
Experience (Desirable)
