Property Manager Block Management Evesham
Salary £25,000 - £35,000 per annum DOE
Full-time, Monday to Friday 9am-5.30pm, and 1 in 4 Saturdays, with time back in lieu.
This role would suit someone looking to progress their career in Block Management. As well as offering rural advice and professional services, our client manages commercial and residential property portfolios, residential sales and lettings, valuation, general practice work, planning and architecture, development, strategic land promotion, client accounting, block management and compulsory purchase.
The Role
- Managing a property portfolio based in Worcestershire & Warwickshire
- Organising the maintenance of buildings & communal areas
- Ensure that all properties comply with current legislation (EPCs, Gas Safety Certificates, Electrical Safety Certificates, PAT Testing)
- Liaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard and timescale
- Manage on-site staff, cleaners and maintenance staff
- Produce and manage service charge budgets across the portfolio
- Approval of works and supplier invoices within agreed deadlines
- Respond to information requests in a prompt and timely manner internally and to external stakeholders
- Maintenance of a site inspections schedule for managed portfolios, undertake visits where necessary
- Arrange, attend and record client meetings and RMC AGMs including evening meetings
- Ensure all client developments and buildings are properly maintained and monitored
- Process Section 20 consultations
- Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover
- Work with other departments to ensure service charge accounts are prepared, approved and distributed to residents in a timely manner in line with statutory obligations
Skills & Experience
- Up to date knowledge of the ARMA practice standards, RICS Service Charge Management Code
- Good knowledge of Section 20/major work consultation process
- Able to manage leasehold sales enquiries
- Previous block property management/maintenance experience necessary
- Basic service charge accounts knowledge
- Able to work as part of a team, supporting other team members and recognising the work of others
- Full driving licence and access to own vehicle
- Articulate, professional and well accustomed to a client facing role
- Sharp, enthusiastic and accountable
- Working knowledge of Microsoft packages and good keyboard skills
