About the Role

We are seeking an experienced and commercially astute Managing Quantity Surveyor to join our Tier 1 construction team, supporting the delivery of major projects across London valued between £50m and £100m+. This is a senior leadership role responsible for managing the commercial function on large-scale construction projects, ensuring robust financial control, effective contract management, risk mitigation, and the successful delivery of commercial objectives. The successful candidate will work across two flagship projects, one located in North London and the other in South London, operating within a hybrid working arrangement split between project sites and regional offices.

The Managing Quantity Surveyor will lead and mentor project commercial teams while working closely with Operational, Pre-Construction, Procurement and Senior Leadership teams to drive project success.

Key Responsibilities

  • Commercial Management
    • Lead the commercial delivery of major construction projects from pre-construction through to final account.
    • Establish and maintain effective cost control procedures and commercial reporting systems.
    • Ensure project profitability through accurate forecasting, budgeting and cost management.
    • Prepare, review and manage CVRs (Cost Value Reconciliations).
    • Identify, manage and mitigate commercial risks and opportunities.
    • Monitor project cash flow and maximise cash position.
  • Contract Administration
    • Administer contracts in accordance with the relevant form of contract, including JCT and NEC.
    • Ensure compliance with all contractual obligations and commercial governance processes.
    • Manage change control procedures, compensation events and variations.
    • Prepare, negotiate and agree final accounts with clients and subcontractors.
  • Supply Chain Management
    • Lead procurement activities and subcontractor appointment processes.
    • Review and negotiate subcontract terms and conditions.
    • Manage subcontractor applications, payments and account settlements.
    • Develop and maintain strong relationships with key supply chain partners.
  • Leadership & Team Management
    • Manage and develop a team of Quantity Surveyors, Senior Quantity Surveyors and Assistant Quantity Surveyors.
    • Provide mentoring, coaching and professional development opportunities.
    • Ensure commercial teams operate in accordance with company procedures and best practice.
    • Promote a collaborative and high-performance culture across projects.
  • Stakeholder Engagement
    • Build and maintain strong working relationships with clients, consultants and key project stakeholders.
    • Attend client meetings and lead commercial discussions.
    • Support project directors and operational teams in achieving project objectives.
    • Provide accurate and timely commercial reporting to senior management.
  • Risk & Compliance
    • Identify commercial risks and develop mitigation strategies.
    • Support dispute resolution and claims management where required.
    • Maintain compliance with company policies, governance requirements and industry regulations.
    • Champion health, safety and sustainability objectives across projects.

Candidate Requirements

Essential

  • Degree qualified in Quantity Surveying, Commercial Management or a related discipline.
  • Significant experience operating at Senior Quantity Surveyor or Managing Quantity Surveyor level within a Tier 1 or major main contractor environment.
  • Proven track record delivering major construction projects valued at £50m+.
  • Strong knowledge of NEC and JCT forms of contract.
  • Excellent commercial, contractual and financial management skills.
  • Experience managing and developing commercial teams.
  • Strong negotiation and stakeholder management abilities.
  • Excellent communication and leadership skills.
  • Full UK Driving Licence.

Desirable

  • Membership of the Royal Institution of Chartered Surveyors (MRICS) or working towards chartership.
  • Experience across major commercial, residential, mixed-use, healthcare, education or infrastructure projects.
  • Experience working on complex, high-value projects within London.
