Rolitex Estates is an established independent estate agency based in Greenford, West London, specialising in residential lettings, property management and sales. We are currently looking for an experienced, organised and commercially minded Residential Property Manager to take responsibility for the day-to-day management of our residential property portfolio. The successful candidate will be responsible for managing relationships with landlords and tenants and ensuring that all properties are managed professionally, efficiently and in line with current legal and compliance requirements. This role would suit someone who is confident working independently, can prioritise a busy workload and is comfortable taking ownership of maintenance, compliance and tenancy matters from start to finish. A key requirement for this role is previous practical experience using both PayProp and Dezrez, as these are the principal systems used within our agency. Candidates should be comfortable managing rent payments, landlord statements, tenant accounts, arrears and property records through these systems. The role will involve acting as the main point of contact for landlords and tenants, handling maintenance and repair enquiries, assessing the urgency of reported issues, obtaining quotations, instructing contractors and monitoring works through to completion. The successful candidate will also be expected to keep all parties updated throughout the process and ensure that repairs are dealt with promptly and professionally. The position will also include responsibility for monitoring compliance matters such as gas safety certificates, EICRs, EPCs, property licences and tenancy deposits. You will be expected to maintain accurate records, manage tenancy renewals and changes, support check-ins and check-outs, deal with proposed deposit deductions, monitor rent arrears and handle complaints or disputes in a professional manner. We are looking for someone with previous residential property-management experience, strong organisational skills, excellent written and verbal communication and a good understanding of residential property maintenance and landlord obligations. The successful candidate must be able to work calmly under pressure, manage competing priorities and take ownership of the portfolio without requiring constant supervision. A full UK driving licence is preferred. This is an office-based position at our Greenford office and offers the opportunity to become an important part of an established independent agency. The basic salary is £25,000–£30,000 per annum, depending on experience.
