If you’re an experienced Head of Projects, Project Director or senior Project Manager within commercial fit out, this could be a really interesting opportunity if you’re ready for a role with genuine influence.

The business has reached a point where the Directors are still heavily involved in the day to day delivery of projects. They now want to step back from that and focus on growing the business, which is why they are looking to bring in two senior people to take ownership of project delivery.

There are two positions available. One will focus on projects up to around £1.5 million, while the other will take responsibility for the larger £3 million to £5 million schemes.

You’ll need to be someone who is comfortable leading people, making decisions and taking ownership rather than waiting to be told what to do. This is a senior position where your experience will genuinely shape how the business operates as it grows.

Your experience

You’ll need a strong background in commercial Cat A and Cat B fit out, with experience managing teams and delivering projects successfully. You could currently be working as a Head of Projects, Project Director, Senior Project Manager or in another senior delivery position where you have responsibility for multiple projects and teams.

For the smaller project portfolio, experience delivering schemes up to around £1.5 million will be relevant. For the larger position, you’ll ideally have a proven track record delivering commercial fit out projects in the £3 million to £5 million range.

You’ll need to understand more than just project delivery. This role will involve working closely with the commercial and business development teams, so you’ll need to be commercially aware and understand how successful projects contribute to the wider performance of a business.

Most importantly, you’ll be someone who can lead from the front, develop people and bring structure and accountability to a busy project delivery operation.

What you will be doing with your experience

You’ll take overall responsibility for overseeing the delivery teams and ensuring projects are being delivered properly, commercially and to the required standard. You’ll provide leadership to Project Managers and wider delivery teams, helping them with difficult decisions, project issues, client relationships and anything else that needs senior input.

You’ll also work closely with the commercial team, helping to ensure projects remain commercially controlled and that delivery and commercial objectives are aligned. There will be a strong relationship with the Business Development team too. Your experience will be valuable when it comes to assessing opportunities, understanding client requirements, contributing to tenders and helping the business win the right type of work.

The bigger picture is important here. The Directors want to move away from being pulled into the detail of every project so they can concentrate on growing the company. You’ll therefore have a significant role in creating the structure, leadership and accountability needed to allow the business to scale.

The salary is expected to be around £90,000 to £100,000, plus bonus and a wider package.

The business has reached a point where the existing leadership team needs to spend more time looking at the future rather than being involved in the day to day running of projects.
