About you If you are an experienced Contracts Manager who enjoys having responsibility for projects from the early planning stages right through to completion, this could be a really good opportunity for you. You will be joining an established construction business, working from their Central London office in the SE1 area, where you will take responsibility for managing projects through preconstruction, design development and delivery. This is not a role where you will simply oversee Site Managers and check progress against a programme. You will be involved from the PCSA stage, working closely with clients, consultants and design teams before taking responsibility for making sure projects are delivered properly. You will need to be comfortable managing multiple projects, leading Project Managers and Site Managers and making decisions that affect programme, cost and quality. The salary is £80,000 to £85,000 per annum. Your experience You will need a strong background as a Contracts Manager within the construction industry, with experience managing projects from preconstruction through to final handover. Experience working with Design and Build contracts, particularly JCT Design and Build, will be important. You should understand the PCSA process and be comfortable getting involved in design development, buildability reviews, cost planning and identifying potential risks before projects move into construction. You will also need experience coordinating design teams, working with architects, engineers and consultants to make sure the design is properly developed and information is available when required. Knowledge of Building Safety Regulator requirements and the Gateway 2 approval process will be particularly important for this position. You will need to be commercially aware, with experience monitoring project budgets, reviewing subcontractor packages and working closely with Quantity Surveyors to manage costs and protect project profitability. You should also have experience managing Project Managers and Site Managers, making sure projects are delivered safely, on programme and to the required standard. Ideally, you will hold a degree or equivalent qualification in Construction Management, Engineering or a related subject. CIOB or RICS accreditation would be beneficial. You will also need SMSTS and a relevant CSCS Manager level card. What you will be doing with your experience You will take responsibility for managing construction projects from the initial PCSA stage through design development, construction and final handover. During preconstruction, you will work closely with clients, consultants and design teams to review buildability, develop programmes, identify risks and make sure projects are properly prepared before work starts on site. You will oversee the design process under JCT Design and Build contracts, ensuring information is coordinated, compliant and issued in line with project requirements. A key part of the role will involve managing Building Safety Regulator requirements, including supporting and leading Gateway 2 submissions and making sure the necessary approvals and compliance documentation are in place. Once projects move into construction, you will provide leadership and support to Project Managers and Site Managers, making sure work is progressing safely, on programme and to the required quality. You will oversee project programmes, monitor progress, coordinate resources and deal with issues that could affect delivery. You will also work closely with the commercial team to monitor budgets, review procurement strategies, manage financial risks and make sure projects remain commercially on track. Client relationships will be another important part of your role. You will attend progress meetings, provide updates and make sure clients and consultants have confidence in how their projects are being managed. As you will be overseeing multiple projects, you will need to maintain a clear understanding of where each one stands and make sure the right decisions are being made at the right time. About the business You will be joining an established construction business with a Central London office and an experienced operational and commercial management team. The business is looking for a Contracts Manager who can bring strong construction delivery experience alongside a good understanding of preconstruction, design management and the contractual requirements of Design and Build projects. There is a good level of responsibility within the role, particularly around managing projects from the early stages, leading operational teams and maintaining strong relationships with clients and consultants. You will be working closely with senior management while taking responsibility for the performance of your own projects. If you are an experienced Contracts Manager who wants to be involved in the full project lifecycle rather than simply overseeing construction once it starts on site, this could be a really interesting opportunity. The salary is £80,000 to £85,000 per annum. Next steps A CV isn't needed to start a conversation, so no matter what stage you're at in your job search, get in touch to discuss
