Altrincham Full-Time 50000 £ / year On-site

About you If you are an experienced Project Manager working within commercial fit out and refurbishment and you are looking for a role where you can take more ownership of your projects, this could be a really good opportunity for you. You will be joining an established office fit out contractor based in Altrincham, delivering projects predominantly across the North West, although there will occasionally be work further afield. Projects range from £50,000 to £2.5 million, so you will be managing a mixture of smaller, fast moving schemes and larger office fit out projects that require more detailed planning and coordination. One of the interesting things about this position is the level of responsibility you will have. You will not simply be managing the programme and subcontractors. You will also be responsible for the commercial performance of your projects, including managing costs, producing CVRs and making sure the work is delivered profitably. The business is looking for someone who has already gained good Project Management experience and is ready to take responsibility for their own projects while continuing to develop their career. The salary is circa £50,000 per annum, plus a £4,500 car allowance, annual salary review and bonus. The role is office based in Altrincham, with travel to projects as required. Your experience You will need previous experience working as a Project Manager within the construction industry, ideally for a commercial office fit out or refurbishment contractor. You should be comfortable managing projects from the initial planning stages through to completion, coordinating subcontractors, monitoring programmes and making sure work is delivered to the required standard. Experience working on office fit out projects would be particularly relevant, especially if you have managed schemes involving internal refurbishment, alterations and commercial interiors. You will need to be commercially aware and confident managing the financial side of your own projects. Unlike some larger contractors, the business does not have a dedicated team of Quantity Surveyors managing the commercial aspects of each project. You will therefore need experience controlling project costs, managing subcontractor packages, reviewing valuations and variations and producing Cost Value Reconciliations. You should understand how to monitor expenditure against budget, forecast costs to completion and identify potential issues before they affect profitability. You will also need to be organised, confident dealing with clients and comfortable managing several responsibilities at the same time. Most importantly, they want someone who is hardworking, takes ownership of their work and enjoys being part of a team where everyone contributes to getting projects delivered properly. What you will be doing with your experience You will take responsibility for managing office fit out and refurbishment projects ranging from £50,000 to £2.5 million. Most projects will be located across the North West, although there will occasionally be a requirement to manage work elsewhere in the UK. You will be involved from the early stages of a project, reviewing the scope of work, planning the programme, coordinating subcontractors and making sure everything is in place before work starts. Once projects are underway, you will manage the day to day delivery, monitor progress, attend site meetings and maintain regular communication with clients and subcontractors. You will be responsible for making sure projects are completed safely, on programme and to the required quality. Alongside the operational responsibilities, you will also manage the commercial performance of your projects. You will monitor labour, material and subcontractor costs, manage procurement and variations and make sure expenditure is controlled throughout the project. Producing and maintaining accurate CVRs will be an important part of your role, ensuring you have a clear understanding of project profitability and any potential commercial risks. You will need to be comfortable discussing costs, managing subcontractor accounts and making commercially sensible decisions without relying on a Quantity Surveyor to handle these responsibilities for you. As projects approach completion, you will coordinate the final stages of delivery, manage outstanding works and ensure everything is properly handed over to the client. This is a varied role where you will have responsibility for both the operational and commercial success of your projects. About the business You will be joining an established office fit out contractor based in Altrincham, with an annual turnover of approximately £10 million. The business specialises in commercial office fit out and refurbishment projects, predominantly across the North West, with occasional projects further afield. They work on schemes ranging from £50,000 to £2.5 million, offering a varied workload and the opportunity to manage projects of different sizes and complexities. As a business of this size, they are looking for Project Managers who are comfortable taking responsibility rather than relying on separate departments to manage every aspect of a project. You will be trusted to manage your own projects, maintain client relationships and make sure the work is delivered both operationally and commercially. This could be a particularly good opportunity if you are currently working as a Project Manager for a larger fit out contractor and would like a position where you can have more involvement in the financial side of your projects. Equally, if you are already working for a smaller contractor and are comfortable managing both delivery and commercial responsibilities, your experience could be a really good fit. The role is based from their Altrincham office and involves travel to projects as required. The salary is circa £50,000 per annum, plus a £4,500 car allowance, annual salary review and bonus.
