Rockbourne is delighted to be working exclusively with one of the UK's most active and respected industrial developers to appoint an outstanding individual as Head of Office for their Northwest and Scotland operation. With a live pipeline of c. one million square feet across the Northwest, Northeast, and Scotland, the business is entering one of the most ambitious phases of its history. This is a rare opportunity to lead the largest regional office in a platform that is growing quickly, deploying significant capital, and giving the right person real autonomy to run their own show.

The Why?

  • Track Record: Our client is one of the UK's most prolific industrial developers. The Northwest office alone carries circa one million square feet of active development and investment activity, with a range of blue-chip institutional equity partners.
  • Team / Culture: Join a lean, entrepreneurial, and genuinely autonomous team. The culture is output-driven and trust-based; senior people are given the freedom to run their own patch without red tape or micromanagement.
  • Autonomy: This is as close to running your own business as you can get without going it alone. The Head of Office owns the Northwest operation end-to-end: origination, delivery, investment, asset management, equity partner relationships, and team leadership. London provides capital, brand, and support. The rest is yours to define.
  • Progression: The business is on an exciting growth trajectory, with ambitions to scale materially across the Northwest, Yorkshire, and Scotland and to deepen its investment platform. Strong performers at this level have a clear path into wider group leadership, and the right person will have every opportunity to shape what that looks like.

What do you need to bring to the table?

  • A demonstrable track record in industrial and logistics real estate, spanning both development origination and investment.
  • Experience taking development schemes from site identification through planning, construction, and lease-up.
  • The commercial instinct to originate and underwrite investment acquisitions, not just development plays.
  • Confidence engaging with and presenting to institutional equity partners.
  • The ability to produce clear, concise, and credible investment papers to Board and IC standards.
  • Strong financial literacy: comfortable interrogating models, understanding return structures, and challenging assumptions.
  • Prior experience managing or leading a team, however informally.
  • A self-starting, accountable personality; someone who owns problems and solves them rather than escalating them.
  • Comfortable with the breadth of this role: development, investment, asset management, and leadership simultaneously.

The Role, including but not exclusive to:

  • Lead and run the Northwest office, acting as the senior point of accountability for all Northwest and Scotland activity.
  • Originate, appraise, and drive new development and investment opportunities across the region.
  • Take day-to-day ownership of flagship mixed-use assets combining complex development and investment requirements.
  • Manage relationships with institutional equity partners across a range of joint venture structures.
  • Prepare and present investment papers and asset business plans to internal and external stakeholders.
  • Lead, develop, and enable a six-person team across development, project management, and asset management.
  • Represent the business externally with agents, planners, occupiers, and local authorities across the Northwest and Scotland.
