Rockbourne is delighted to be working exclusively with a fast-growing Pan-European real estate investment manager to appoint a Technical Surveyor to their London-based team. Our client manages a multi-fund platform with assets across the UK and Europe. With circa £300 million invested in the UK each year across multiple commercial asset classes, and a pipeline of circa £40 million in active refurbishment and repositioning projects currently on site or about to commence, the business needs a hands-on, commercially-minded technical professional to take full ownership of this workload.
This is a client-side role in a lean, entrepreneurial team. It is an opportunity to own something, build something, and be recognised for it.

What do you need to bring to the table?
- Proven experience owning and delivering commercial real estate projects from inception through to completion.
- Working knowledge of dilapidations, planned preventative maintenance, tendering, contractor management, and JCT contracts.
- Commercial awareness: the ability to frame every technical decision in the context of asset value and investment returns.
- Experience managing third-party project managers, consultants, and contractors and holding them to account.
- An understanding of ESG improvement programmes and EPC uplift measures in a commercial context.
- Strong communication skills: proactive, visible, and confident managing upwards without being asked.
- Comfortable operating in a lean, autonomous environment where you create your own structure.
- Multi-let office experience with sitting tenants and shared common parts is preferred.
- MRICS qualification is essential.
The Role:
- Take complete ownership of all refurbishment, repositioning, and development projects across the UK portfolio, currently representing circa £40 million in active refurbishment value.
- Manage dilapidations processes end-to-end across a portfolio of expiring leases.
- Assess and sign off tenant applications for works within their demise.
- Review PPM schedules and manage big-ticket maintenance items including M&E, lifts, and roofing.
- Apply an ESG lens across the portfolio, using a green loan facility to improve EPC ratings and reduce service charge costs.
- Handle smaller Cat A and Cat A+ refurbishments independently, liaising directly with the asset management team.
- Report on project status, risks, and upcoming decisions at weekly whole-team meetings.
- Occasional travel to projects across the UK; primarily office-based with the possibility of occasional crossover into Ireland.
Other Details:
- Salary: £60,000 to £80,000 DOE
- Bonus: Discretionary, plus potential entry into a profit share scheme after 12 months
