Rockbourne is delighted to be retained by a leading, institutionally backed, affordable housing investment platform to appoint a senior transactions-focused individual to its London-based team.
The client is at a pivotal point in its growth. Having successfully raised a significant first institutional equity commitment, secured a large senior debt facility from a tier-one international lender, and deployed capital at pace with a highly lean team, the platform is now preparing to scale materially again. A further substantial equity commitment from a new blue-chip institutional investor is imminent, alongside multiple large portfolio transactions close to exclusivity.
To deploy this capital efficiently and at pace, our client is seeking to appoint a senior, execution-focused hire whose sole remit will be to own and drive transactions through to completion. This is a rare opportunity to join a high-conviction platform with real momentum, exceptional backing, and a mandate to execute at scale.
The Role Itself: This is a senior transaction execution role, not an origination position. You will take ownership of deals once investment conviction has been reached, running multiple live transactions in parallel and materially increasing the platform’s ability to convert pipeline into completed investments. Reporting directly to the senior investment lead, you will sit at the centre of the investment engine and play a critical role in the next phase of growth.
The Day-to-Day Will Involve:
- Taking end-to-end ownership of transactions, from Heads of Terms through to completion
- Appointing, briefing, and managing all third-party advisers (legal, valuation, technical, planning, lenders’ advisers)
- Owning and running investment memoranda and approval processes for internal boards and JV partners
- Leading and coordinating full due diligence processes, synthesising legal, technical, and commercial inputs
- Negotiating and managing Development Funding Agreements (DFAs) and related contractual documentation
- Liaising with local authorities, lenders, and institutional capital partners throughout the transaction lifecycle
- Managing debt workstreams alongside equity approvals, including lender conditions precedent and project monitoring
- Updating underwriting and business plans to reflect diligence findings and commercial changes
- Helping to institutionalise execution processes, templates, and best practice as the platform scales
- Running multiple live workstreams concurrently while maintaining momentum, discipline, and quality of execution
Success in this role will see the platform comfortably executing multiple transactions per year, with reduced execution risk and faster deployment timelines.
What Do You Need to Bring to the Table?
- Proven experience running real estate transactions from start to finish
- Strong understanding of contracts and commercial negotiation, including DFAs or equivalent
- Confidence managing advisers, counterparties, and complex multi-workstream processes
- Ability to form and articulate an investment view, not just execute process
- Highly organised, resilient, and self-sufficient
- Comfortable operating with autonomy in a lean, entrepreneurial environment
- Exposure to forward-funding, BtR, PBSA, or other living-sector strategies
- Experience working with or presenting to institutional capital partners
- Affordable housing experience (advantageous but not required)
