Maintenance Operative
Location: Royley House, Lea View, Royton
Salary: £13.80 per hour
Hours: 37.5 hrs per week, 8.30 am–4.30 pm Monday–Friday (additional emergency hours may be required)
Reports to: Admin, Home Manager and Deputy Manager
Role Overview
We’re looking for highly motivated, detail‑oriented individuals to join our dynamic and friendly team of care professionals at our beautifully renovated care home. A £250 welcome bonus is included, and you can earn up to £13.80 per hour.
Responsibilities
- Identify and prioritise maintenance requirements throughout the home and exterior spaces, prepare and organise appropriate work programmes, liaise with external contractors and the Rochcare management team.
- Carry out first‑line repairs and maintenance, including weekly fire alarm tests, ensuring fire doors meet regulations and fire drills are conducted on schedule.
- Perform basic plumbing work such as repairing leaking pipes, installing new taps, and replacing washers.
- Carry out redecoration and plastering work, including repairing cracked or broken plaster and making good damaged walls.
- Fix fencing and boundary repairs, such as mending broken panels or stakes and removing holes in chain‑link fences.
- Handle glazing work, including replacing ground‑floor windows, re‑beading or re‑puttying glass panes, both internally and externally.
- Conduct regular checks, inspections, PAT tests and service logs to ensure all equipment and areas are adequately maintained.
- Maintain accurate logs and risk assessments for all work undertaken by yourself and contractors.
- Manage stock control of consumables, arrange delivery of stores and materials, and ensure all equipment is safe and operational.
- Keep all areas free from litter, maintain clear drains and gullies, and support refuge areas for health and safety.
- Act as a keyholder, carrying out security procedures for the building and grounds and responding to break‑ins outside normal hours.
- Operate the heating plant to maintain required temperatures and hot water supply, implementing frost precaution procedures as needed.
- Ensure compliance with all internal rules, policies and procedures, including Health and Safety, Data Protection and the Team Handbook.
- Maintain up to date health requirements, including vaccinations or other essential treatments as per Public Health guidelines.
Qualifications & Criteria
- Right to live and work in the UK.
- Proven experience as a Maintenance Operative or a similar role.
- Integrity and the ability to work independently.
- Ability to follow all health and safety regulations.
Desired Criteria
- Ability to handle heavy equipment and machinery.
- Working knowledge of cleaning chemicals, supplies and equipment.
- Prior experience documenting routine inspections and maintenance activities.

Contract
