Rocasa Consulting is looking for a maintenance surveyor to join the Surrey branch of a social housing organisation providing affordable housing to vulnerable people.

Job purpose: To ensure the effective maintenance and management of buildings and property assets through regular inspections, planning, and overseeing of repair and refurbishment work. The Maintenance Surveyor plays a key role in ensuring buildings remain safe, compliant, and in good condition, delivering value for money in all aspects of maintenance and repair.

Pay rate: £34 per hour umbrella

Contract length: May 2025 - Nov 2025

Working hours: full time

Location: Leatherhead

Key Responsibilities:

  • Conduct routine and ad-hoc building inspections to assess the condition of properties and identify maintenance needs.
  • Diagnose building defects and propose cost-effective and practical solutions.
  • Prepare detailed reports, schedules of works, and maintenance plans.
  • Oversee and manage reactive and planned maintenance works, ensuring quality, compliance, and timely delivery.
  • Liaise with contractors, consultants, and internal stakeholders to ensure work is carried out efficiently.
  • Manage budgets for maintenance projects, ensuring adherence to financial controls and procurement procedures.
  • Ensure properties meet statutory compliance and health & safety regulations (e.g., fire safety, asbestos, gas safety).
  • Maintain accurate records of inspections, repairs, and ongoing maintenance works.
  • Contribute to asset management strategies and lifecycle planning.
  • Support sustainability initiatives by recommending energy-efficient and environmentally friendly improvements.

Skills and Qualifications:

Essential:

  • Relevant degree or HND in Building Surveying, Construction, or a related field.
  • Membership of a relevant professional body e.g. RICS or CIOB.
  • Experience in building maintenance and/or surveying.
  • Strong knowledge of building pathology, construction methods, and relevant legislation.
  • Excellent communication and negotiation skills.
  • Proficiency with IT and property management systems.

Desirable:

  • Experience in social housing, commercial property, or facilities management.
  • Understanding of contract administration and procurement processes.
